The heating is by local pellet heating, the boiler and burner are "BOSH". The boiler and the radiators can be regulated. The dwelling has air conditioning in the living room and in the kitchen. The approximate cost of heating for the whole house is about 300-350 BGN per month. The roof is insulated with rock wool and there is insulation between the floors and the plates, too. The ceilings are high (2.60 m), guaranteeing additional spaciousness.
Each room has cable TV and Internet. The house is wired for telephone and alarm system (37 BGN / month). The price includes garden maintenance + water bills. The house is connected to the Rila water main and the drinking water is excellent.
The garden (900 sq.m.) is well-maintained, planted with cypresses, with garden lighting system with sensors and irrigation system. There are two parking spaces under the shed and you can park three more cars in the yard.
The house is energy efficient for summer coolness and winter warmth. Its other advantages are the quiet location, clean air, proximity to Sofia and easy access (15 minutes by car and 20 minutes by public transport - bus 67 to Durvenitsa and 98 to Hladilnika) and yet remoteness from the noise and smog. The altitude ensures 3-4 degrees lower summer temperatures.
The property is situated by a forest in Vitosha Mountain, which makes it extremely quiet, green and pleasant for living. The road is regularly cleaned during the winter (the owners of the house have covered it with gravel). The village is well developed and has shops, church, police station, health service, public transport and other amenities. The area grants nice conditions for the lovers of mountaineering.
