Construction update
Snowplough apartments is a new luxury apartment development located on Han Asparuh St., near the Glazne Hotel.
The Gondola is approx. 12 minutes walk and the centre of the resort is about. 8 minutes away.
Snowplough apartments are two 4-storey buildings of 18 apartments with a communal landscaped garden of approx. 500 sq.m.
Each apartment is offered for sale finished to a high standard and ready for furnishing. Furniture is not included in the price, but Bulgarian Properties can offer a choice of furniture packs from approx. 6000 EUROS.
The apartments will be completely finished and ready for occupation in Devcember 2005.
Each apartment will have

Property Management
The apartment complex will be managed by our sister company Property Management BG on a 3 year contract. Against a service of 900 Euros per year they will provide a range of valuable services including (all the below services are included in the service charge):
- Cleaning and maintenance of communal part of the building
- Maintenance of the garden
- Electricity for communal parts (lighting)
- Electronic security from a professional security company
- Full insurance of the property (all risks)
- Annual local tax for the property
- Internet connection (permanent high speed connection by LAN)
- Cable TV with 40 channels, incl. BBC, CNN, Eurosport, MTV, etc.
- License for renting out to tourists
- Paperwork, administration, legal assistance, organization of payment of bills, etc.
- Accountancy services and preparation and submission of annual tax declarations for the apartment owners.
NB The service charge is 900 EUROS per annum and the contract fee will be charged in full (for the whole 3 years) in advance on purchase of the property.
Furnishing
We offer 3 different types of furniture packs for these apartments. Details will be announced in April/May 2005. Prices of complete furnishing (all furniture, fitted kitchens equipment, appliances, lighting, bedding, cooking utensils, accessories, paintings, etc.) will vary between 5000 to 7000 Euros. You can add to these packs if you wish. Please note that no furniture or fitted kitchens are included in the apartment prices.
Rental opportunities
Buyers who are interested in renting out their apartments to tourists visiting the resort can sign up with Profi Tours (fully licensed tour operator) who will be marketing the apartments through their extensive travel network including www.BulgariaSki.com and www.BanskoApartments.com.
Profi Tours can accept credit card payments and will provide transportation from Sofia Airport for all guests. They can also offer ski and snowboard packages (equipment rental), tuition and lift passes at reduced rates.
All clients of Profi Tours can log into the online reservation system to check the past and future occupancy of their apartments, to see the actual income, etc.
ProfiTours charge 20 % commission for this service and remit your income to your bank account.
Apartment owners will be charged for all running costs such as water and electricity, apartment cleaning, consumables, any repairs etc although the bills will depend on the level of rental/occupancy achieved. Typical costs are 10 EUROS for cleaning at the end of a stay, water 5 EUROS per month, electricity up to 70 EUROS per month. Potential income can be 50 EUROS per night for a one bed apartment.
Reservation and payment plan
Any apartment can be reserved for 14 days with a deposit of 1750 Euros (non-refundable). The buyer is expected to sign the preliminary contract with the development company and to pay the first installment within two weeks.
Buyers will be asked to pay the price in 3 installments:
- 60 % when reserving the apartment and signing preliminary contract
- 30 % in 1 November 2005
- 10% when acquiring the ownership and receiving the title deeds (approx. December 2005)
Agency commission and other costs
Bulgarian Properties charge agency commission of 1750 Euros for each apartment purchased.
This commission covers:
- All legal costs of a professional solicitor who will perform the checks of the paperwork, ownership, legals and will protect the buyer’s rights
- All administrative costs, communication and arrangements with the buyer
- Supervision and regular construction updates for the building site
There will also be Stamp Duty payable of 2% which is due with the final payment.
Notary Public fees will usually amount to c250 Euros depending on the price of the apartment.
You will also need to acquire a Power of Attorney in the UK to allow us to act on your behalf in Bulgaria unless you plan to come to Bansko for the final signing. This will cost about ?75 including the Apostille needed from the Foreign Office to make it usable in Bulgaria.
General conditions
- No company is needed to own an apartment in the Snowplough development
- All owners who are renting out their apartments will pay annual income tax of 15% gross rental income to the Bulgarian tax office. Property Management BG will provide all accountancy services and annual tax declarations at no additional cost.
- Owners who have a renting contract with Profi Tours can use their apartment for 14 days each year, provided that they have notified the booking office 30 days in advance (although at low demand times this may not be necessary).
- It is not necessary to come to Bulgaria in order to reserve an apartment or sign the preliminary contract
- No negotiation is possible on the apartment prices or on the amount of the agency commission
Availability and prices (constantly updated and valid). Prices are final with VAT included. The real price paid will be written in the title deeds.
