Maintenance of communal areas
The maintenance of "Boyana Fantasy" Apartments will be provided by the investors and will include Maintenance of the communal garden and swimming pool; maintenance, cleaning and electricity bills of the common parts (corridors of the block); security services; reception desk services; standard repairs occurring from the normal use of the building. The annual fee will be provided later.

General conditions
• All buyers will be required to sign a Preliminary Contract one month after they have send a deposit.
• No company is needed to own an apartment in "Boyana Fantasy" Complex.
• It is not necessary for buyers to visit Bulgaria in order to sign the contracts or to acquire the ownership of their apartment. All paperwork and documents can be completed and posted to our office by secure mail.
Reservation of apartments
Any apartment in "Boyana Fantasy" can be reserved immediately with a non-refundable deposit of 5% of the apartment’s price. The buyer is expected to sign a preliminary contract with the development company as a proof of the payment.
Bulgarian Properties charges a 3% agency commission calculated on the purchase price of the apartment. The commission is payable to the bank account of the agency, along with the payment of the second instalment.
Payment Plan
- 5% deposit to the bank account of the developer (non-refundable)
- 45% /second installment/ at signing of Preliminary contract (28 days after reservation)
- 40% /third installment/ is paid when the complex is issued Act 15 Certificate
