Regulated plot with project for an office complex

Regulated plot of land near 'Tsarigradsko Road' in Sofia, plus a visa for project design and office building. The project is for an office building with a cafe, storage area and underground parking on regulated land near “Tsarigradsko shousse” in the capital Sofia. The total area of the complex is 940.30 sq.m and total area of the building is 8112.34 sq.m, and the basement area is 1581.69 sq.m. The working draft of the building is developed on the basis of a visa and the design meets all the regulations. Access to the site will be from two sites - from an existing line and from the western part of the plot.

Since the shape of the plot is specific and asymmetric, the building design is consistent with that. So the whole building is like two "fans" shifted vertically - one facing east, the other west. Each part is closed at both ends with vertical volumes that will be closed with curtain walls. The connection between these two vertical elements on floors will be closed facade with glazing tape and a window parts will be lined with tiling.

VAT is not included.

Construction
Structural system of the building is frame-beam with structural height basement 3.20 m, 3.15 m to 3.30 m and the first level. The building is designed so that it forms two separate wings with individual entrances, separate vertical links, regardless of self-use. The basement covers level - 3.20, having met distances from 1.50 m from the boundaries of adjacent parcels. The whole area is used for parking places. There are accessed via two main stairways of the building and lifts that descend to the basement. Both wings of the building provide additional escape stairs.

The last level is 19.65 away from the facade. This area is used for spacious terraces formed at this level offices, which are intended to be landscaped. The West wing at this level remains fully engaged in office premises. Machinery spaces of the elevators go over the roof space, repeating the round shape of the staircases and the shaped decorative elements of the building.

Warehouses
Level + 0.00 in Part A is provided for storage areas that will be accepted through the nip load against the terrain of level 1.10, which internal ramp and then down to 0.00 level. Both wings of the building staircase have lifts situated centrally on the wings. In the east wing / A / on level 0.00 and a save storage room for clients and office space associated with storage area.
The west wing / B / is entirely occupied by offices, where level 0.00 behind features a down stair patio, which passes through the entire height of the building. As the depth of the building is 26 m. this patio allows to enlighten all office space on the floor.

Offices
On elevation + 3.15 in Part A of the building provides storage areas for the company's needs. The rest of the floor area is occupied by office spaces. Part B of the building is occupied entirely by offices, and each level provides kitchenettes, which will allow access to metal sites to the inner yard - mostly as a place for smokers. The next level of elevation of 9.75 in building A is occupied by offices, storage space for archives, exhibition hall, etc. Workers at this level will use the café on level + 6.45.
Levels + 13.05 and 16.35 are entirely occupied by offices, which in Part A of this level have kitchens with access to the courtyard.
In all floors in both wings there are sites towards the inner courtyards – for the smokers.

Parking
The project provides 72 parking spaces for the building - 45 parking spaces in the basement and 27 lots around the building. In the calculation of parking places are excluded from the building the following areas:
• Areas of showrooms on floors.
• Cafe, which will serve only staff working in the building.
• The kitchens re equipped with a coffee machine for the staff of the respective floor.

Garden
Patio is provided in the eastern wing, but it starts at 6:45 level. In both wings, interior yards will be landscaped and will be used for recreation. There are exhibition halls, meeting rooms and kitchens on each floor.

Planting
Around the building there will be adequate landscaping, and additional landscaping will be developed in the inner courtyards of both wings. The developers shall provide landscaping and terraces on the last level of the building. Courtyards will be covered at the roof, but separated from the roof so as to allow for ventilation.

Cafe
On elevation of 6.45 in the eastern wing will be provided a cafe, whose dining room is connected with the conference room. It should be emphasized that this will be the café that will be used only by the personnel working on the left side of the building / A /
Permanent support staff in the café is not provided. Supply of food will be done from outside, there will be conditions for heating the meals and there will be disposable containers. Will be offered hot and cold drinks, sandwiches, packaged pastry.
From here, there is an access to the courtyard. Employees at levels 0.00 and + 3.15 will enjoy the cafe at 6.15 +. All subsequent levels in Part A will feature kitchens for the staff on each floor - equipped with coffee maker, refrigerator and sink.
