The apartments will be created according to the "Bulgarian Completion Standard". This term describes the usual finish that most of the newly built residential properties in Bulgaria have when completed. The extras will include:

• central heating system and aluminum radiators included in the price and installed in the apartments
• plastered walls and concrete floors. Agains extra payment, there is possibility for completion and choice from a collection of tiles, laminate, colors of the latex paint (look below at price "Fully Finished"). Another options is all materials to be chosen and bought by the owner and the developer can perform the completion upon an invoice.

In Bulgaria most of the buyers of residential properties, prefer to buy their new property completed to this standard (not-painted walls, unfinished bathrooms - no tiles, no accessories, no lighting), because they have the complete freedom to design and finish their property exactly as they wish, and within their budget. The main aim of the management will be accommodate and cater for corporate clients on long-term basis. GENERAL CONDITIONS
• It is not necessary to come to Bulgaria in order to reserve an apartment or sign the preliminary contract.
• No company is needed to own an apartment in Stamboliiski Bridge.
• All owners who rent out their apartments must pay an annual 10% rental income tax. We will collect and pay this for you.
• Owners who have a rental contract with Property Management BG can use their apartment whenever they wish, provided that they have notified the booking office in advance. You will be charged only the cleaning costs for staying.
RESERVATION & AGENCY COMMISSION
Any apartment in Stamboliiski Bridge (phase 2) can be reserved by a non-refundable deposit of 5% of the purchasing price, payable into the developer’s bank account. The buyer is expected to sign a preliminary contact with the development company and to pay the first installment of 25% in 28 days after reservation. We will let you know approximately 14 days in advance when each payment is due.
Bulgarian Properties charges a 3% agency commission calculated on the purchase price of the apartment. The commission is payable to the bank account of the agency, along with the payment of the second instalment.

- 20 % second installment when the construction reaches second floor
- 20 % third installment when the building reaches shell stage
- 10 % fourth installment when the building is being plastered outside (approx. 5 months after the shell stage)
- 20 % fifth installment when the building is completed (Act 15) and the apartment ownership is transferred to the buyer

Every owner of property in Bulgaria pays an annual real estate tax and local communal tax the amount of which depends on the size of the property.
