PROPERTY MANAGEMENT: (not compulsory)
A first class property management service will be provided by our partners www.PropertyManagement.BG, the leading Management & Letting agency in Bulgaria. The annual Management fee of 400 Euros (VAT incl.) will cover the following services:
• Management and maintenance of all relevant documentation.
• Organization of any and all maintenance required at the apartment, inclusive of regular cleaning, change and laundry of linen, preparation of the apartment for rental, everyday cleaning when the apartment is occupied by tourists, etc.
• Regular communication with you the owner in case of any unexpected event, and to produce at your request documentation for any and all expenses made on behalf of the property.
• Organization and payment of any and all expenses relating to the property to third-party suppliers: for example, bills for power and water supply, cable TV, Internet subscription, cleaning and the general maintenance of the apartment, including repairs and renovation as and when required etc.
• Web access to the bookings made for your apartment by the tour operator, so you can see the availability for yourself, friends and family, or check your rental income.
• Organisation of the issue of any categorization papers, licenses and similar required by the law for the short-term or long-term rent of the property.
• Organisation and the payment of the annual property tax and waste collection fees (funds must be supplied by the apartment owner)
• Organisation, filing and submission to the tax office of the annual tax statement and payment of any and all tax due by the apartment owner for income relating to the rental of the apartment.
• Marketing the property to tour operators and travel agencies for rental to their client base of tourists
• Reception desk services and dispatch, key services to incoming and outgoing tenants/visitors.
• Registration of the tenants as foreign citizens with the local police station as required by the law.
• Holding funds on behalf of the apartment owner, to be used against outgoings directly related to the apartment or common parts under the terms of the virtual freehold.
• Organisation, bookkeeping and the storage and maintenance of all records and received invoices, payment receipts and other documents from third-party service providers, agents, local authorities and tax administration bodies etc.
• Representation of the apartment owner and protection of his/her rights and execution of his/her will before any and all third-party service providers, agents, local authorities, tax administration bodies and tenants etc.
Owners will be offered fixed rates per night for short-term rentals. All expenses for short-term lettings (electricity, water, cable TV, Internet) will be charged to the owner’s account. Long-term rents are subject to additional negotiation between the tenant and the apartment owner, which will be handled by us on your behalf. Usually for long term letting’s all expenses are covered by the tenants.

Buxton Suites will operate as a luxury aparthotel and will welcome busnessmen, senior managers in Internaitonal companies working in Sofia, tourists, owners and investors, corporate business groups, participants in company seminars and long-term tenants … and, because the quality of the accommodation and the superb location of the complex, we expect extremely high occupancy from the very first year of operation.
Buxton Suites will offer all facilities needed and high quality of services. Because of its strategic location Buxton Suites complex is suitable both for long and short term rents. The area is a preferred place for living by Bulgarians and foreigners settled in the capital. The unique location next to the mountain, the fresh air and the easy access to the city centre put Buxton among the most desired residential districts.
Buxton Suites will be intensively advertised in the local magazines and web-sites for long term rentals. Ever more and more tourists are visiting our capital not only for its sights, night life and good traditional cuisine, but also for its unique proximity of Vitosha mountain and its ski slopes and all the opportunities offered by the beautiful mountain. All modern techniques will be used including web marketing through the leading ski & tourism portals in Bulgaria as www.BulgariaSki.com and www.SofiaHotels.NET On the other hand the famous ski resort Borovets is less than an hour drive away.
Owners will be offered fixed rates per night for short-term rentals. All expenses for short-term lettings (electricity, water, cable TV, Internet) will be charged to the owner’s account. Our experience shows that short-term rental provides a good rental income and we expect that apartments will bring 8-9% per annum. It is typical that there are no low seasons in the short-term lettings in the capital, because it is visited by high number of investors and businessmen, as well as leisure travelers all year round, therefore we are expecting minimum occupancy of 70% per year.
GENERAL CONDITIONS
• It is not necessary to come to Bulgaria in order to reserve an apartment or sign the preliminary contract.
• No company is needed to own an apartment in Buxton Suites. All parking spaces, however, come complete with a percentage of the land upon which they are situated. For this reason, any owner of a parking space will have to form a Bulgarian Limited Company before the purchase can be completed.
• All owners who rent out their apartments must pay an annual 10% rental income tax. We collect and pay this for you.
• Owners who have a rental contract with Property Management BG can use their apartment whenever they wish, provided that they have notified the booking office in advance. You will be charged only the cleaning costs for staying.
RESERVATION AND AGENCY COMMISSION
Any apartment in Buxton Suites can be reserved for 28 days with a deposit of 3% of the purchase price (non-refundable). The buyer is expected to sign a preliminary contract with the development company and to pay the first installment within approx. 28 days after reservation.
