With its fresh mountain air, warm sea breeze, unspoilt landscape and picturesque beach for bathing, the small riviera town of Obzor is considered the gem of the Black Sea coast. The ancient Greeks named it Heliopolis, or Town of the Sun, due to its virtually uninterrupted sunshine from April to October. Obzor's ten-kilometre sandy beach stretches from Cape St. Atanas in the north to Mona Petra Cape to the south, where it meets a small picturesque cove and a second beach, called Irakli. Inland from its quaint fishing port, Obzor is surrounded by forests and vineyards. The Stara Planina mountains rise to the west and the River Dvoynitsa bounds it to the north. In the towns park you can see columns and fragments of statues, relics of the Roman temple to Jupiter that once graced the spot.
Obzor boasts some of the quietest, most unspoiled beaches on the Black Sea coast. The town is full of cosy seaside cafιs, fabulous seafood restaurants, shops, boutiques and salons. Here you can experience the hospitality and friendly welcome for which Bulgarians are famous.
As well as languid days spent on the beach - one of the least crowded on the Black Sea coast - Obzor offers a wide range of outdoor activities and places of interest to explore. Wine lovers will relish the open vineyards that stretch for approximately fourteen kilometres to the south of Obzor.
Within the local region you will find wineries where you can sample the local vintages. Hikers might want to stretch their legs in the lushly wooded mountain range leading to the stunning Cape Emine, which overlooks the Bay of Nessebar, where there are the ruins of a medieval fortress and monastery. Culture vultures will be intrigued by these and many other historic sites in the area, as well as traditional Bulgarian working villages such as Byala which is just six kilometres away and also boasts an impressive setting where headlands end abruptly at the waters edge. Ideally positioned within reach of both coastal airports, Obzor and the surrounding area is the perfect place for rest, recreation and a second home abroad.
The Project
YooBulgaria Obzor presents one-, two- and three-bedroom apartments, all built to a contemporary, airy and open-plan design. For those wanting something a little more exclusive, there are also top-floor Premium and Penthouse Apartments. All units benefit from spacious terraces, giving owners their private outdoor space. The buildings are set landscaped grounds and built around open courtyards facing the sea while dedicated walkways within the complex lead directly to the beach. The project is completed in two phases:
Phase I- comprises 257 apartments, many with sea views and located in four six-storey blocks on the beach front. This phase is fully completed and fuctioning with issued official Permission for use from 18 August 2009. Currently there are only 39 unis available for sale.
Phase II- the construction of this phase starts in March 2011. It will comprise a further 37 spacious modern designer homes, many with sea views and located in two six-storey blocks on the beach front. The first phase of the build programme, the main frame should be complete before July 2011 when a break will take place for the holiday period. The construction will recommence in the Autum to allow completion for use in the summer 2012.
The annual property management fee is 13 Euro per sq.m.

The developer offers two choices of apartment style. Furniture packages are available as an option with a choice of two styles, Glow or Dusk.
The Glow style is smooth, white and tranquil pure and light. It is all about light within a space providing tranquility and calm.
It is a warm yet contemporary canvas that allows you to wake up in natural sunlight and reflect on the day ahead.
The Dusk style is warm yet mysterious, indulgent yet serene. Here you are surrounded by natural, feel-good materials.
There are no hard edges, just comfortable, soft, textured finishes for a rich homely feel full of inspirational space.

Glow style: Smooth painted white matt emulsion walls with pale blue accent colour to feature walls within living rooms and bedrooms.
Dusk style: Smooth painted white matt emulsion walls with dark grey accent colour to feature walls within living rooms and bedrooms.

Glow style: 300mm x 600mm white ceramic matt floor tiles throughout (bathroom floors are tiled in a different style, please see bathroom specification).

Bedroom storage painted white with a scratch resistant finish and steel handles.
Low-level storage under-lit in the one-bedroom apartments.

Reservation & Agency Commission
You could reserve an apartment at YooBulgaria Obzor immediately by providing a non-refundable deposit of 2.5% of the price, payable by credit card (VISA, MasterCard) or bank transfer to the bank account of the developer. Upon paying the deposit the apartment will be reserved for the period of 14 days and after that the buyer will have to sign the preliminary contract and to pay the next instalment according to the payment plan. No company is needed to be set up in order to obtain a property at YooBulgaria Obzor!
BULGARIAN PROPERTIES charges 3% agency commission payable at signing of the Preliminary contract.
Payment plan for Phase I- fully completed apartments:
2.5% non-refundable deposit upon reserving the apartment;
7.5% of the price upon signing the preliminary contact
90% of the price upon finalizing the deal with the Notary.
Payment plan for Phase II- under construction, due to be completed by Summer 2012:
2.5% non-refundable deposit upon reserving the apartment;
27.5% upon signing of the Preliminary contract;
30% of the price upon completing the shell stage and receiving of Document 14 ( by June 2011);
20% of the price upon completing the construction and receiving of Document 15 ( by June 2012);
20% of the price upon full completeion and receiving of Permission for use- Document 16( by July 2012).
All prices include VAТ. The total price paid will be fully indicated on your title deeds. Additional costs for notary fees and stamp duty are approximately 6% on top of the purchase price and there are no other hidden costs.
