Venus Complex is now on a pre-sale basis. Maintenance of the complex (compulsory)
Owners will be charged an annual management fee of 7 Euros (VAT excluded) per square meter of the apartment they own, and will cover the maintenance and upkeep of the complex and all its facilities, bills for water and electricity for the communal areas (corridors at the block). This charge is compulsory for all owners of properties at Venus.
FurnishingThe apartments are offered for sale unfurnished (with no fitted kitchen) but with an alternative option for purchasing a fully furnished and fitted apartments (please ask us). The leading interior design and furnishing company, Furnish.BG, will manage the overall furnishing of the apartments purchased with the "Fully furnished" option. Offered are standard furnishing packs which are exclusively designed to match the requirements for letting. Buyers interested in letting their property are advised to use the services of the company appointed here, as their furnishing packages are:

Reservation of an apartment
Venus Complex is now available for pre-sale at the promotional price below. The construction works will start in March 2010. Any apartment in Venus can be reserved by a non-refundable deposit of 5% of the purchasing price, payable by credit card (VISA, Mastercard), debit card or bank transfer to the developer. The buyer is expected to sign a preliminary contact with the development company and to pay the first instalment when the construction work starts in October. We will let you know approximately 14 days in advance when each payment is due.
Payment Plan
• 5% reservation fee, non refundable
• 30% second instalment when the building works start
• 15% third instalment when the complex reaches second floor
• 20% fourth instalment when the complex reaches shell stage
• 20% fifth instalment when the outer walls of the building are plastered
• 10% sixth instalment when the complex is issued its Act 15 Certificate
Bulgarian Properties charges a 3% agency commission calculated on the purchase price of the apartment. The commission is payable to the bank account of the agency, along with the payment of the second instalment.
Prices, Sizes, Availability (constantly updated and valid!)
Prices are final. On top of this price you will also need to pay the Notary fees, stamp duty and local tax (approx. 4 - 6% on the price shown on the Title Deeds).
Every owner of property in Bulgaria pays an annual property tax and local communal tax the amount of which depends on the size of the property.
