BULGARIAN PROPERTIES Price Indices – January 2013
We witnessed a very dynamic and promising first month of the New Year which reconfirmed the positive trends from the second half of 2012. The market has started to recover and we expect this to lead to more property deals in 2013. Prices will remain at the current low levels presenting excellent opportunities for purchase in Bulgaria in 2013.
The prices in Sofia and Varna are slightly under their levels from the beginning of 2012. Overall, the city market activity has been increasing as buyers are coming back to the market looking to buy their first homes or change their current houses with more prestigious ones. The prices in Sunny Beach and Bansko have started to gain strength supported by an interest from foreign buyers and the current peak of the ski season. The very attractive prices in Bansko (starting from only 300 Euro/sq.m.) have finally brought back buyers’ interest and we now have a mix of nationalities looking to buy in the biggest ski resort in Bulgaria (among which the main groups being Bulgarian, British and Russian buyers).
BULGARIAN PROPERTIES' indexes measure apartments listing prices in 4 main locations - Sofia, Varna, Sunny Beach and Bansko in order to provide timely information about the market trends in the biggest city and vacation housing markets in Bulgaria.
The key points for each index for January 2013 are as follows:
Sofia
• Change in last month: +1.80%
• Change in last 12 months: -1.38%
• Change from the highest value: -43.14%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sofia for January 2013 is 56.86 percentage points. The average monthly listing price of the apartments in the capital in January is 850 Euro/sq.m.
Varna
• Change in last month: +0.63%
• Change in last 12 months: -2.16%
• Change from the highest value: -40.49%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Varna for January 2013 is 59.51 percentage points. The average monthly listing price of the apartments in the second biggest city in Bulgaria is 886 Euro/sq.m.
Sunny Beach
• Change in last month: -2.22%
• Change in last 12 months: +21.86%
• Change from the highest value: -34.86%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sunny Beach for January 2013 is 65.14 percentage points. The average monthly listing price of the apartments in the biggest beach resort in Bulgaria is 789 Euro/sq.m.
Bansko
• Change in last month: +2.24%
• Change in last 12 months: +7.18%
• Change from the highest value: -51.74%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Bansko for January 2013 is 48.26 percentage points. The average monthly listing price of the apartments in the biggest ski resort in Bulgaria is 617 Euro/sq.m.
