BULGARIAN PROPERTIES Price Indices (BPI) – August 2013

Although the summer season has proved to be successful for the biggest ski resort in Bulgaria - Bansko, the prices there continued their downward movement in August reaching their lowest point so far. The accumulated property price drop in Bansko since the beginning of the crisis now amounts to 60% - the highest in Bulgaria.

In Sofia after a few months with positive monthly price changes we have now witnessed a downward price movement which is most probably in result of a seasonal price fluctuation due to the holiday season. Varna, on the other hand, has been supported by the successful summer season and the return of the buyers’ interest. Sunny Beach is seeing a second very successful summer season and although there was a downward monthly price movement in August, the prices continue to be 6% higher than last year.

BULGARIAN PROPERTIES' indexes measure apartments listing prices in 4 main locations - Sofia, Varna, Sunny Beach and Bansko in order to provide timely information about the market trends in the biggest city and vacation housing markets in Bulgaria.

The key points for each index for August 2013 are as follows:

Sofia
• Change in last month: -2.82%
• Change in last 12 months: -6.84%
• Change from the highest value: -42.26%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sofia for August 2013 is 57.74 percentage points. The average monthly listing price of the apartments in the capital in August was 863 Euro/sq.m.

Varna
• Change in last month: +4.93%
• Change in last 12 months: +1.52%
• Change from the highest value: -42.70%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Varna for August 2013 is 57.30 percentage points. The average monthly listing price of the apartments in the biggest coastal city in Bulgaria is 853 Euro/sq.m.

Sunny Beach
• Change in last month: -4.36%
• Change in last 12 months: +6.23%
• Change from the highest value: -34.06%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sunny Beach for August 2013 is 65.94 percentage points. The average monthly listing price of the apartments in the biggest beach resort in Bulgaria is 798 Euro/sq.m.

Bansko
• Change in last month: -1.34%
• Change in last 12 months: -5.43% %
• Change from the highest value: -59.43%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Bansko for August 2013 is 40.47 percentage points. The average monthly listing price of the apartments in the biggest ski resort in Bulgaria is 519 Euro/sq.m.
