Short Overview of the Bulgarian Rural Property Market

A ready-to-live-in house with a spacious garden, in a village close to a big city or a resort, with easy access and good infrastructure, at a bargain price. Real estate agents say this type of the property is the only one that could be sold this year in Bulgaria. Buyers find it very important the area of the village to have a low crime rate (which usually means there shouldn’t be many Roma people in the village).

If there is a renaissance of the rural property market at the moment it is related to houses that tick all the abovementioned boxes. The data of real estate agency BULGARIAN PROPERTIES show that in the first quarter of this year the sales of rural houses around the country are about 35% less compared to the previous quarter and 15% less compared to the first quarter of 2010.

The main buyers of such properties are Bulgarians and Russians and the average prices of the sold houses are as follows:

• Region of Bourgas – 33,300 Euro
• Region of Stara Zagora – 10,880 Euro
• Region of Plovdiv – 9,200 Euro
• Region of Veliko Tarnovo – 21,000 Euro
• Region of Montana – 6,000 Euro
• Region of Pleven – 3,700 Euro

According to BULGARIAN PROPERTIES since February there has been a cautious return of British buyers who are looking for cheap rural properties and holiday apartments in Bansko and along the seaside with discounted prices of up to 20,000 Euro. There are also buyers from other European countries as well – Germany, France, Sweden, the Netherlands, and Italy. Bulgarian buyers are active mainly on the property market in Sofia and the other big cities and the Russians – mainly in the seaside resorts and the settlements near them.
