The Area
The town of Balchik is a small seaside town situated 31 km north of Varna. It is a relatively large settlement along the Northern seaside and a harbour used for medium-sized passenger and commercial vessels. It combines the romance of its steep streets with the beauty of the sea. For a long time it has been known as the White Town for the mainly white colour of its lime rocks. The exceptional view of the town Balchik from the sea impressed the great Ovid who exclaimed: "O white stone town, I salute thee for thy inimitable beauty!". The Milesian colonists believed that the goddess of beauty, Aphrodite, was born there out of the sea foam.
Famous place of interest in Balchik is The Botanical Garden - the "residence" of 3000 or so plant species of which cacti alone are over 250, and thus Europe`s second most important collection.

The Sunny Dream Complex
The Sunny Dream is a residential complex finished in 2007 located in Balchik, Bulgaria. The complex consists of two building structures named A and B, all 5 floors feature studios, 1 bedroom apartments, 2 bedroom apartments and penthouse apartments. The complex is completely finished and corresponds to the highest standards of construction. The complex features the following amenities:

Property management
The Sunny Dream complex is fully managed by a Property Management Company, which provides the following services:
Cleaning and maintaining of the common parts;
Cleaning and maintaining of the swimming pool;
Cleaning and maintaining of the laundry room and the fitness center;
Providing 24-hour security service in the complex;
There is possibility for private security system of each apartment (SOT) at an additional cost;
All aspects of renting, cleaning and maintenance of apartments could also be arranged if required including room cleaning, airport pick ups, accommodation, payment of utility bills, organising excursions and car rental.

Reservation Procedure
You could reserve an apartment in the Sunny Dream Complex by providing a non-refundable deposit of 2 000 Euro, payable in cash, by credit card (VISA, MasterCard) or bank transfer to the bank account of the developer. Upon paying the deposit the apartment will be reserved for the period of 14 days and after that the buyer will have to sign the preliminary contract and to pay the next installment according to the payment plan.
Payment Plan
- 2 000 Euro reservation fee (non- refundable if you decide not to purchase)
- 70% upon signing of the Preliminary Contract ( the deposit of 2 000 Euro will be deducted from that amount)
- 30% upon finalizing the deal with the Notary.
The apartments are sold with the percentage of the land they are built on. According to the Bulgarian Law the client will need to set up a Bulgarian Ltd. company. This company will buy the property and will own the land. He will be the owner of the company and, respectively, of the land. Our lawyers will assist in setting up the company and will do all the necessary procedures to obtain the property on your behalf. Please contact your agent for further details.
