- On each of the overground floors are located 18 separate rooms with bathrooms, staircases, corridors and elevator’s tower, or totally 90 inhabitable rooms in the building. The rooms have effective area of approx.25 sq. m. each, including a bathroom witch WC and a small corridor.
- The structure of the building is metal-concrete, built of pre-cast steel-concrete panels and brick façade walls in some parts (non-structural). It has been built in the period of 1982-85 and used as workers’ dormitory of a near-by former state-owned plant. During the past decades the building has not been used at all and has been sold by the Municipality of Ihtiman in the state it is now, with no doors, windows and engineering networks/installations.
- A structural survey has been made by a team of registered structural engineers, who have concluded that the building is in a good structural state, advising for measures for hydro isolation of the roof and coatings. Generally the building has to be renovated, with installation of doors, windows, new roof, hydro isolations, new façade coating and thermos-insulation, as also new electrical, water and sewerage and HVAC installations and networks. For the heating, besides electricity and other electricity-based HVAC systems, it is also possible to use natural gas heating systems, as the town is gasified.
- Due to the fact that the existing building is below the effective zoning (construction) parameters of the land plot (construction density and intensity), it is possible to make additional constructions adjacent to the existing building (see the visualizations of the pre-design studies - concept designs developed for the property).
All the needed infrastructure is existing on the plot - electricity, water and sewerage, road connection, phones, etc.
The concept designs and pre-design studies made for the ability of additional constructions and developments in the plot of land, for the constructions of two adjacent buildings connected to the main existing building at its northern and southern ends, witch after the renovation and reconstruction of the existing building, shall result in a holistic and up-to-date medical and social complex including:
- From the north (main entrance, new adjacent 2-storey building) - medical centre with administrative offices, doctors examining rooms, laboratory, storage rooms, receptions area and one and two retail units (a pharmacy and small shop);
- In the main existing building-development of a hospice (on the first or the first and second floors with approx. 15 or 30 rooms for intensive care and respectively 25-30 beds, nurse rooms and storage rooms) and a nursing home (between the second/third and the fifth floors);
- The rooms for the nursing home can be developed on the 1, 2, 3, 4 and 5-th floors, as one-bed (single) or twin (double) rooms, as also small apartment (studios) accommodating between 60 and 90 inhabitants:
- From the south - additional adjacent 2-storey building and a communication block with new elevators, staircases and storage rooms on each floor, providing for a cantina (food preparation and serving unit) and common day area on one of the floors and a rehabilitation centre and other service facilities on the lower floor; this adjacent building will serve specifically the nursing home, with a separate main entrance and a reception area and loading area from the eastern side of the building.
On the terrain around the existing building, as also the new adjacent building some green walking areas and parking zones (for visitors and for service vehicles) are also provided.
