Let it be Summer, a hot real estate Summer!

It's July and we are confidently entering the second half of 2023. So far, expectations of a drop in demand have not been met. On the contrary, we are reporting increased interest to property in Bulgaria and expect this trend to continue in the coming months.

The National Statistics Institute has released official data on house prices in the first quarter of 2023. They have confirmed our earlier report and data which showed that price growth in Sofia is slowing. Momentum is still strong in other major cities, and we have higher growth rates there, but it’s a matter of time for them to slow down as well.

As already noted in our analyses, the slowdown in price growth will be felt more strongly in the second half of the year. Read our market reports here

Stronger supply is expected on the housing market, which will tame prices

Bulgarian Property Market Booms: Housing Prices Up 156% Over 10 Years

In the third quarter of 2025, Bulgaria was among the EU countries experiencing the strongest growth in house prices, according to Eurostat data. Across the euro area, the house price index rose by 5.1% year-on-year, while the EU overall saw a 5.5% increase. Over the same period, prices had grown by 1.6% compared with the previous quarter, reflecting steady demand throughout the region.
