properties only and where stated.
We are working hard and developing profitable investment solutions for our respected customers
who are using our services to purchase real estate properties in Bulgaria. We
believe that we should serve our customers not only during the process of buying
property, but we also must do our best to turn the property investment into the
most profitable one after the purchase is finalised. Therefore, apart from the
constant capital growth we are now providing also significant investment returns
from rental of properties purchased by our customers.
Because our company is also specializing in the field of the PROPERTY
MANAGEMENT services, and because we are partnering with the most
professional travel specialists in Bulgaria, we are now able to offer you
guaranteed rental with ANNUAL RETURNS OF YOUR INVESTMENT BETWEEN 4 and 8 %. This
means that you will receive regular monthly payments from the rental income that
will be generated by your property. The rental amounts that you will receive for
1 year will be equivalent to a certain percentage of the total amount invested to purchase
your property.
All monthly payments can be paid to you by bank transfer to any Bulgarian or
international bank, where you have a bank account.
The agreed amount of rental will be guaranteed to you by official rental
contract with the respective Management & Letting agency where will be stated the monthly rental amount which we will paid to you and also the period of time. The agency will take the
obligation to pay the rental according to the contract in any conditions, and
that it has no right to cancel the contract before the agreed period of time is
over.
Rental income can be only guaranteed for properties which are:
- Purchased using the services of Bulgarian Properties Ltd.
- Marked as GUARANTEED RENTAL (please look at the list of such properties below)
- Furnished by our furnishing team (or a company recommended by us) and
according to the standards we require
- Refurbished (if needed) or finished by our refurbishment team (or a company
recommended by us)
- Managed by our management team (or a property management company recommended
by us)
- Advertised by us (or our partner travel specialists)
- The letting agency has the property at their disposal for at least 95% of the time
(this means that where possible we will allow the owner of the property to use
it free of charge for certain amount of time only, or if the owner wants to use
the property for more time we will make deductions from the agreed rental)
For properties with guaranteed rental we will provide also:
- Free property management
- Payment of all bills and ongoing charges (all expenses will be for our
account)
- Cleaning services (all for our account)
- Maintenances and repairs (all for the account of the letting agency)
- 2 years quality guarantee for furniture
- 2 years quality guarantee for refurbishment works
There is only one annual charge that must be paid by the property owner and this
is the annual local tax (between 50 and 250 Euros for most properties, and
depending on tax evaluation price/ratable value of the property and its
location)
