BULGARIAN PROPERTIES Price Indexes – May 2012

BULGARIAN PROPERTIES' indeces measure apartments listing prices in 4 main locations - Sofia, Varna, Sunny Beach and Bansko in order to provide timely information about the market trends in the biggest city and vacation housing markets in Bulgaria.

Polina Stoykova - Chief Operations Manager of BULGARIAN PROPERTIES - comments the latest trends: "After some small positive movements of the prices in Sofia over the past 2 months, they have remained unchanged in May with a small monthly drop of -0.38%. Varna also remains stable, while we see some price increases in Sunny Beach. The start of the summer season has increased the demand for holiday homes by Russian buyers and the deals volume has also been growing. Bansko, on the other hand, is again in a downward pattern, reaching a record low asking price level which has attracted some interest from British buyers in May."

The key points for each index for May 2012 are as follows:

Sofia
• Change in last month: -0.38%
• Change in last 12 months: -5.25%
• Change from the highest value: -40.16%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sofia for May 2012 is 59.84 points. The average monthly listing price of the apartments in the capital stays almost unchanged compared to last month’s and is 894 Euro/sq.m.

Varna
• Change in last month: -0.08%
• Change in last 12 months: -16.92%
• Change from the highest value: -43.96%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Varna for May 2012 is 56.04 points. It remains almost unchanged since last month. The average monthly listing price of the apartments in the second biggest city in Bulgaria is 835 Euro/sq.m.

Sunny Beach
• Change in last month: +12.28%
• Change in last 12 months: +4.09%
• Change from the highest value: -41.85%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sunny Beach for May 2012 is 58.15 points as Sunny Beach apartment pries have started to show positive movements due to an increase in demand by Russian buyers and an already started summer season. The average monthly listing price of the apartments in the biggest beach resort in Bulgaria is 769 Euro/sq.m., compensating the drop from the previous months and returning to values from early 2011.

Bansko
• Change in last month: -5.52%
• Change in last 12 months: -19.10%
• Change from the highest value: -56.75%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Bansko for May 2012 is 43.25 points, which presents a record low level. The average monthly listing price of the apartments in the biggest ski resort in Bulgaria is 554 Euro/sq.m.
