BULGARIAN PROPERTIES Price Indexes – July 2012
‘Prices in Sofia and Varna have returned to a small negative growth in July. We have observed a pattern of repetitive switch from small positive to small negative monthly growths over the past 9 months in Sofia and Varna, so we may say that the overall condition of the property market in these 2 cities remains unchanged over the past month. Sunny Beach, however, seems to be recovering pretty steadily, showing a prevailing positive growth this year. On the contrary, Bansko has been suffering from a continuous price decrease this year and so far this is the regional market with the highest drop in prices since the beginning of the crisis. While up till late 2011 the markets in Sunny Beach and Bansko used to be quite similar in terms of prices and price drops, lower demand for properties in Bansko has resulted in a more prolonged price reduction, while Sunny Beach has started to recover.’ - comments Polina Stoykova, Chief Operations Manager and Head of Research of BULGARIAN PROPERTIES.
BULGARIAN PROPERTIES' indeces measure apartments listing prices in 4 main locations - Sofia, Varna, Sunny Beach and Bansko in order to provide timely information about the market trends in the biggest city and vacation housing markets in Bulgaria.
The key points for each index for July 2012 are as follows:
Sofia
• Change in last month: -0.81%
• Change in last 12 months: -3.01%
• Change from the highest value: -40.1%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sofia for July 2012 is 59.90 points. The average monthly listing price of the apartments in the capital has dropped with about 8 Euro compared to last month’s and is 895 Euro/sq.m.
Varna
• Change in last month: -1.4%
• Change in last 12 months: -12.73%
• Change from the highest value: -43.72%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Varna for July 2012 is 56.28 points. The average monthly listing price of the apartments in the second biggest city in Bulgaria is 838 Euro/sq.m.
Sunny Beach
• Change in last month: +1.91%
• Change in last 12 months: +15.02%
• Change from the highest value: -35.62%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sunny Beach for July 2012 is 64.38 points. The average monthly listing price of the apartments in the biggest beach resort in Bulgaria is 780 Euro/sq.m. It seems that the lowest price levels in Sunny Beach were during the first 3 months of 2012 and the market there has been recovering since then.
Bansko
• Change in last month: -2.16%
• Change in last 12 months: -19.42%
• Change from the highest value: -55.52%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Bansko for July 2012 is 44.48 points. This is the lowest level of all our regional price indeces, meaning that the prices in Bansko have marked the highest drop so far. The average monthly listing price of the apartments in the biggest ski resort in Bulgaria is 570 Euro/sq.m.
