BULGARIAN PROPERTIES Price Indices – February 2013

February is usually a relatively quieter month for the property market, and this year was no exception. While the public attention was engaged with the political changes in Bulgaria and the nation’s social and economic well-being, the property market was a bit slower in terms of new deals compared to a very dynamic January and a very optimistic start of the New Year. The property prices reacted to the overall softening of the interest and we saw some monthly price drops in 3 of the 4 major markets we monitor on a monthly basis. At the same time, the market perspectives stay positive. Our buyers’ surveys show that most of the buyers consider it is now the right time to buy as the prices are good.

BULGARIAN PROPERTIES' indexes measure apartments listing prices in 4 main locations - Sofia, Varna, Sunny Beach and Bansko in order to provide timely information about the market trends in the biggest city and vacation housing markets in Bulgaria.

The key points for each index for February 2013 are as follows:

Sofia
• Change in last month: -4.54%
• Change in last 12 months: -7.38%
• Change from the highest value: -45.72%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sofia for February 2013 is 54.28 percentage points. The average monthly listing price of the apartments in the capital in February is 811 Euro/sq.m.

Varna
• Change in last month: +1.45%
• Change in last 12 months: +5.68%
• Change from the highest value: -39.62%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Varna for February 2013 is 60.38 percentage points. The average monthly listing price of the apartments in the second biggest city in Bulgaria is 900 Euro/sq.m.

Sunny Beach
• Change in last month: -1.54%
• Change in last 12 months: +14.66%
• Change from the highest value: -35.86%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sunny Beach for February 2013 is 64.14 percentage points. The average monthly listing price of the apartments in the biggest beach resort in Bulgaria is 777 Euro/sq.m.

Bansko
• Change in last month: -2.74%
• Change in last 12 months: +9.24%
• Change from the highest value: -53.07%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Bansko for February 2013 is 46.93 percentage points. The average monthly listing price of the apartments in the biggest ski resort in Bulgaria is 600 Euro/sq.m.
