BULGARIAN PROPERTIES Price Indexes - April 2012

BULGARIAN PROPERTIES' indeces measure apartments listing prices in 4 main locations - Sofia, Varna, Sunny Beach and Bansko in order to provide timely information about the market trends in the biggest city and vacation housing markets in Bulgaria.

All our indexes have gravitated about the same levels over the past 6 months. This shows good signs of stabilization of the Bulgarian property prices. Prices in the Bulgarian capital are now showing some positive movements both on the basis of asking prices and real deals.

The latest data by BULGARIAN PROPERTIES and the National Statistics Institute (NSI) show that the prices of real deals in Sofia are a bit higher in 1Q of 2012 compared to the previous quarter. The statistics of our company and the NSI show +0.7% and +0.83% increase respectively. Asking price changes are presented below.

The key points for each index for April 2012 are as follows:

Sofia
• Change in last month: +2.56%
• Change in last 12 months: -6.33%
• Change from the highest value: -39.93%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sofia for April 2012 is 60.07 points. The average monthly listing price of the apartments in the capital is 898 Euro/sq.m.

Varna
• Change in last month: -2.81%
• Change in last 12 months: -18.16%
• Change from the highest value: -43.91%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Varna for April 2012 is 56.09 points. The average monthly listing price of the apartments in the second biggest city in Bulgaria is 835 Euro/sq.m.

Sunny Beach
• Change in last month: +3%
• Change in last 12 months: -13.61%
• Change from the highest value: -48.21%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sunny Beach for April 2012 is 51.79 points. The average monthly listing price of the apartments in the biggest beach resort in Bulgaria is 685 Euro/sq.m.

Bansko
• Change in last month: -3.08%
• Change in last 12 months: -27.49%
• Change from the highest value: -54.22%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Bansko for April 2012 is 45.78 points. The average monthly listing price of the apartments in the biggest ski resort in Bulgaria is 586 Euro/sq.m.
