This modern hotel complex (4 stars), opened in July 2003 with total 216 standard and family rooms, studios and apartments, situated at 6 floors. The hotel operates under the highest trade mark "LTI-International Hotels" for resort hotels of the German tour-operator ITS/LTU. The quality of the tourist service, as well as the quality of the buldings and the surrouding infrastructure corresponds to the requirements of the of the hotels' trade mark "LTI". Apartments:

With area of more than 50 m2 and furnished like the studios but with an extra living-bedroom for a third/fourth person. There are sea- or park view apartments available for sale.

At the end of the summer season necessary technological changes could be made and kitchens could be equipped in the studios and the apartments. This opion is subject to an additional charge. More information about the the price of the kitchen equipment and what it includes could be provided by your broker.

Property management and maintenance fee on an annual basis is: 9.60 Euro per square meter. The following discounted packages are offered only to the apartment owners:

All Inclusive + beach (umbrella + 2 sun beds): 35 BGN per day per adult
Ultra All Inclusive + beach (umbrella + 2 sun beds) - 53 BGN per day per adult
For children under 12 years there is 50% discount on both packages.

RESERVATION AND AGENCY COMMISSION

You could make a reservation immediately by providing a non-refundable deposit of 2000 Euro, payable in cash, by credit card (VISA, MasterCard) or bank transfer. Upon paying the deposit the apartment will be reserved for a period of 14 days and after that the buyer will have to sign the preliminary contract and pay the next installements according to the payment plan:

1. Standard payment plan:
-50% - upon signing of the preliminary contract;
-50% - 3 months after signing the contract (without interest).
With the standard payment plan the client could use the apartment and start receiving rent immediately after the ownership has been transferred and the deal has been finalized with a Notary.

2. When paying 100% of the price - 6% discount!
The client in this case can use the apartment as soon as possible and take advantage of the high-income rental (if he chooses to rent out the property).

3. When paying the full amont within 6-month period- 5% discount!- valid only until 30 April 2011
-50% - upon signing the preliminary contract;
-50% -6 months after signing the preliminary contract.

BULGARIAN PROPERTIES charges 3% agency commission, payable at signing of the Preliminary Contract. Additional costs for notary fees and stamp duty are approximately 6% on top of the purchase price.
