• Web access to bookings in your apartment so you can see availability for yourself, friends and family

• Organisation and complete assistance in respect of the issue of any categorization papers, licenses and similar for the short-term or long-term rent of the property.
• Organisation and full assistance in the payment of the annual property tax and waste collection fee.
• Organisation and full assistance with regard to the filing and submission to the tax office of the annual tax statement and payment of the tax due by the apartment owner for the income from renting the property.
• Actions aimed to find, establish contacts, and offer the property to tour operators and travel agencies etc. with the purpose of renting the property to their tourists.
• Reception desk services and dispatch, handing over and back acceptance of keys, full assistance to the tenants, dwelling in the real estate, property of owner.
• Registration of the tenants, foreign citizens at the Local Police Station as reuqired by the law.
• Taking into charge funds, property of apartment owner, to be used for all payments of expenditure, related to the real estate.
• Organisation of the book-keeping and storage of the received invoices, payment receipts and other documents from third-party service providers, agents, local authorities, tax administration bodies, etc.
• Representation of apartment owner, protection of his rights and execution of his will before any and all third-party service providers, agents, local authorities, tax administration bodies, tenants etc.
Rental of your apartment.
• Rental contract with Property Management BG, Bulgaria\'s leading property management company. Will sign contracts with the leading touroperators on Bulgaria such as Balkan Holidays, Neilson, First Choice, Solvex, etc. to have their tourists at Grand Montana.
• Apartments will be also rented to skiers visiting Bansko through Bulgaria\'s most popular ski holiday reservation system at www.BulgariaSki.com and also through the Bansko Apartments reservation system at www.BanskoApartments.com

• Rental returns of 10-12 % per annum after the first year.

Reservation and payment plan
Any apartment can be reserved for 25 days with a deposit of 3% of the purchase price (non-refundable). The buyer is expected to sign the preliminary contract with the development company and to pay the first installment within approx. 25 days.
Buyers will be asked to pay the price in 4 instalments:
• 3 % when when reserving your apartment
• 37 % when signing contract
• 40 % when shells are built (approx. April 2006)
• 20 % when acquiring the ownership and receiving the title deeds (approx. October 2006)

General conditions
• No company is needed to own an apartment in Grand Montana.
• All owners who rent out their apartments will have to pay rental income tax of 15%. We collect and pay this for you.
• Owners who have a renting contract with Property Management BG can use their apartment whenever they wish, provided that they have notified the booking office 30 days in advance (although at low demand times this may not be necessary). You will be charged only the cleaning costs for staying.
• Apartment prices will rise by 15% as the construction advances. The next price increase will be in February 2006
• It is not necessary to come to Bulgaria in order to reserve an apartment or sign the preliminary contract.
• Property cannot be resold until completion under Bulgarian law. If you contract to buy you must complete the purchase before you can resell.
