Porto Paradiso:
Just a minutes walk from the Marina, in a first-line beachfront position, just above the sandy beach, is the premium location of Porto Paradiso set on the last vacant plot of land in the most prestigious part of the resort of Sveti Vlas. Purchased several years ago by the successful property developer, Ivan Naydenov, the plot was purposefully not developed until now, with the twin aims of blending the design into the already built-up area and, at the same time, of ensuring a more sophisticated and exclusive development than the other buildings in the area.
As the principal consultants and project managers of the Porto Paradiso development, the LUXIMOTI / BULGARIAN PROPERTIES team generated the main planning ideas and came up with an innovative concept for the creation of a professionally managed, fully functional, high-quality and expensive product. Central to this concept was a classical design with a blend of Mediterranean architectural elements, fine detail and a subtle combination of warm colors. The building has two luxury elevators servicing every floor including the underground parking lot. The common areas have elegant suspended ceilings, subtle decorations and fine stoneware tiles. The lighting in the common areas is fully automated. The reception desk and the lobby area are functionally and elegantly designed. The facade of the building is richly decorated with fine elements giving it a special ambience, combined with facade lighting to illuminate the classic exterior. Hydro, sound and thermal insulations are standard elements of the future finishing works.
The Architecture:
The architecture of Porto Paradiso conforms primarily to the location of the plot its closeness to the sea and the slope of the area. This necessitates that the layout of the interior is a central corridor with apartments on both sides, ensuring that all apartments have sea views. The slope of the plot dictates that the building is constructed in two sections of different heights, which also serves to make the architecture more vibrant and dynamic. The exterior of the building combines Mediterranean architectural elements vaults, wall piers and cornices - with towers where the stair cases are located, a design element hinting back to the architecture of the Bulgarian Revival period. The building also combines modern external tracery and wrought iron railings which adds to the overall vision of a luxury elegant building with a wealth of detail on the faηade ... a building carrying the spirit of the sea and embodying the style and comfort that will meet the highest requirements of the owners.
The Interiors:
For the interiors, FURNISH.BG have teamed up with one of Italy's most renowned interior designers to create a unique and unifying style for Porto Paradiso. Together, they have embedded a classical style with a hint of Mediterranean sophistication for the elegant forms and decorative elements. Priority is given to light as the damasks and fabrics are sheerer and the hues chosen - chocolate brown, gold, fawn and rusty orange - are richer. These are the colors of comfort and they are the main colours used in the interior design. The shades are warm and natural to add vitality and exotic colouring thus, the freshness of nature enters your home.
The furnishing is elegant and chic in a classical French style. It is both practical and comfortable and has been chosen carefully to recreate the spirit of the classical period. Far from the daily grind, here is the place where you will surround yourself with tranquility and luxury. Wood is the main material used and most of the furniture is the colour of ivory, with part of it lent additional tones through oak-tree details and gold facing. The decoration is simple and does not divert the attention from the strict geometrical shapes, ensuring that the furniture adds to the interior a feeling of understated luxury, without any of the unnecessary and pompous detail found within most classical design. As a whole, the interiors have also taken some elements of the Greek design style, which makes the furniture extremely suitable for a luxury development located just a few metres from the sea. At the same time, the modern elements fit naturally into the interior and blend with the subtle combination of fabrics, colours and style. The plasma TV, the electronic equipment and the lighting create a quiet but modern ambience without standing alone. The terracotta and fine stone flooring combined with the osier rugs and the decorative elements on the walls emphasise the elegance of the furniture and make up the final detail of the overall picture. The Apartments:
Luxury class these are the words that best describe the apartments at Porto Paradiso. Floorings in the living-rooms, the bedrooms and the corridors are of high-quality Italian terracotta and fine stoneware. The walls are gypsum board with grille and good sound insulation. The bathrooms are dressed with Italian tiles and fully fitted, with all sanitary equipment and a shower in place. The interior doors are MDF and the joinery is high-quality three-chamber PVC profile. The front doors have programmable electronic locks and card keys. Each room has an air-conditioner, cable TV, cable or Wi-Fi internet, telephone line and fire alarm. All materials used are sourced from experienced and reputable suppliers and have been selected to fit the high specifications and the prestigious character of the development.
We are offering buyers the option to purchase their apartment unfurnished and then design and furnish it to their own taste. The leading furnishing company FURNISH.BG and an Italian designer have created a special selection of designs and overall interior styles exclusively for Porto Paradiso. The furniture will be classical and of the highest quality and it will fully match the ambience of the building. Owners can also order full furnishing with the special package we offer.
Maintenance, Management and Renting:
All services related to the management of the building will be performed by Bulgarias leading property management and letting agency - Property Management BG. The organisation and delivery of services will be provided by a permanent staff team consisting of a manager, a deputy manager, receptionists, chambermaids, maintenance staff, gardening staff and security guards. Their primary aim is that owners and their guests will benefit from high-quality core services, as well as a choice of various additional services, to ensure that their stay is comfortable, pleasant and enjoyable.
All apartment owners will be obliged to pay an annual maintenance charge of 11 EUR per square metre (excluding VAT) based on the overall size of their apartment, including the apportioned common areas. This fee includes the following services:
Maintenance and upkeep of the communal areas, gardens and swimming pool
Expenses for water and electricity of the communal areas
Maintenance of the elevators
24-hour Reception desk services (with 8 hours a day during the low season).
24-hour on-site security and controlled access.
Standard repairs of the building and the common areas arising from normal usage
We also offer additional on-site services which are not obligatory and are provided against additional payment to meet the requirements of owners:
Cleaning of apartments, laundry and supply of consumables
Ironing, cooking, nanny services
Repair works and replacement of consumables
Organisation and payment of annual property tax and waste collection fees
Accommodation and related services during the stay of guests of the owner
Payment of bills
Owners who wish to rent out their apartments can look forward to a high return on their investment as the complex and the apartments will be positioned in the top market segment and the accommodation will be amongst the most luxurious in the resort. Preliminary agreements have already been concluded with a number of international tour operators servicing wealthier clients and it is expected that good levels of occupancy will be achieved as early as the first season of operation.
Construction Schedule
The construction of Porto Paradiso started in October 2008, after the end of the summer season.
The complex will reach shell stage by 15.05.2010
All apartments will be completed and will receive Act 15 by 30.06.2011
The complex will receive Act 16 (Certificate of Habitation) by 30.09.2011

- 30 % third installment after receiving Act 15 (certifying that the building is fully finished)

Prices and Availability:
Prices are final, inclusive of VAT, with the full purchase price declared on the title deeds. Please note that there will be additional charges of approximately 4 to 6 % for notary fees, stamp duty and local taxes to be paid on exchange of title deeds and transfer of ownership.
