SKY TOWERS by AMur – The New Standard of Luxury in Sofia

At the end of 2025, investor AMur, in partnership with BULGARIAN PROPERTIES, launched the construction of SKY TOWERS by AMur – an ambitious residential development in the southern part of Sofia.

Within the next four years, in the Manastirski Livadi – East district, at the junction of the Ring Road and Bulgaria blvd., two 75-metre towers will rise, envisioned by the investor as a future architectural landmark of the capital. The concept for the project dates back to 2006, with its realisation made possible through the collaboration of IPA Architects, main contractor PSS Construction, and the consultancy of BULGARIAN PROPERTIES, represented by Mihail Chobanov.

Architectural Concept

SKY TOWERS brings together two high-rise buildings oriented towards each other, forming a distinctive silhouette. The architectural vision is inspired by the unique location – where the city meets the mountain.

The vertical elements reflect Sofia’s dynamic skyline, while the horizontal and gently curved lines echo the natural contours of Vitosha Mountain. Panoramic glass facades, high ceilings, and 360-degree views will create a sense of openness and light.

The facades incorporate composite panels, large-format porcelain tiles, and suspended glass systems, adding depth and visual rhythm to the buildings.


The Complex and Its Environment

The development will feature 260 residences, ranging from one-bedroom apartments to spacious penthouses. Some ground-floor units will include private gardens, while a landscaped “green core” will be created between the two towers.

Over 40% of the site area is dedicated to green spaces. Rooftop infinity pools and shared landscaped areas will be accessible to all residents. The ground and lower levels will host retail and service spaces, including a children’s centre, beauty and dental clinics, shops, showrooms, and a public zone designed as a natural extension of the urban environment.

Underground levels will provide parking spaces, private garages, storage units, and technical facilities.

The construction emphasises energy efficiency and sustainability, with modern facade systems, excellent thermal and acoustic insulation, and heat pump systems. Property management and maintenance will be entrusted to a specialised company, ensuring consistently high standards of living.


Location and Market Context

Sky Towers is located in Manastirski Livadi – East, an area gaining increasing attention due to its proximity to key business districts, convenient access to the city centre, and views of Vitosha Mountain.

The location positions the project as a natural bridge between urban living and nature – a quality that, according to BULGARIAN PROPERTIES, makes it particularly attractive to young professionals, families seeking a high-quality living environment, and investors focused on long-term value.

The district has seen steady development in recent years, with improving infrastructure and transport links enabling quick access to central Sofia.

The residences are offered exclusively by BULGARIAN PROPERTIES, with no buyer commission.

The project also provides the option to purchase underground parking spaces, garages, and storage units. The developer offers flexible payment schemes – including standard plans, discounted options, and instalment arrangements – tailored individually to each buyer based on their preferences and the project’s progress.

Construction is scheduled in phases through to the end of 2029, allowing buyers to plan their investment in line with the development timeline.
