24.08.2010 Real Estate Agents Sell Properties with Virtual Tours

For a second year in a row the property buyer is the one dictating the rules on the Bulgarian real estate market. Therefore, it is becoming more important for real estate agents to know how to attract buyers with so many properties on offer right now. Thus the times when properties were bought even before the investors had a building permit are long gone and will probably never come back. That is why the real estate agencies had to change their work model. However, besides the widely advertised 0%-commission-from-the-buyer plan other ways of attracting clients are also needed. Some agencies stake on better personal attitude, some – on the great possibilities internet gives for presenting the properties and some just rely on their reputation.

Some agencies stake on both personal attitude to the clients and on the new features internet offers taking into consideration the fact that the greatest number of clients come through the net.

“With each offer on our site we provide at least 15 photographs because our clients look for and pick their offers mainly on the internet. We offer video clips and a virtual tour of the properties. We already offer positioning and property search with Google Maps, i.e. one can see not only the property they have chosen but also all the properties we offer in the area”, explained Polina Stoykova, the Chief Operations Manager of BULGARIAN PROPERTIES.

The agency also offers RSS feeds from its site – everyone can follow the different types of properties – discounted properties, new properties, city properties, holiday properties, land, etc.

“A large part of our efforts are directed towards assisting people in finding the offers that suit them best and we constantly update them on our new ads through a channel chosen by them,” added Polina Stoykova. According to her the market analyses which the big property companies write about the market trends for the last 3 or 6 months also help and attract buyers.
