BULGARIAN PROPERTIES Price Indices (BPI) – May 2013

The property market in Sofia continued to gain strength in May with a growing activity and interest by local buyers, many of whom are returning to the market. So, for a second month in a row we saw an upward monthly movement in listing prices, although they are below their last years’ levels. The market in Sunny Beach has been recovering for almost a year now and in May there was almost no change in listing prices in an expectation for a very successful summer season.

BULGARIAN PROPERTIES' indexes measure apartments listing prices in 4 main locations - Sofia, Varna, Sunny Beach and Bansko in order to provide timely information about the market trends in the biggest city and vacation housing markets in Bulgaria.

The key points for each index for May 2013 are as follows:

Sofia
• Change in last month: +2.73%
• Change in last 12 months: -2.35%
• Change from the highest value: -41.57%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sofia for May 2013 is 58.43 percentage points. The average monthly listing price of the apartments in the capital in May was 873 Euro/sq.m.

Varna
• Change in last month: -3.01%
• Change in last 12 months: +0.45%
• Change from the highest value: -41.96%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Varna for May 2013 is 56.29 percentage points. The average monthly listing price of the apartments in the second biggest city in Bulgaria is 838 Euro/sq.m.

Sunny Beach
• Change in last month: -2.57%
• Change in last 12 months: +0.38%
• Change from the highest value: -36.30%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sunny Beach for May 2013 is 63.70 percentage points. The average monthly listing price of the apartments in the biggest beach resort in Bulgaria is 771 Euro/sq.m.

Bansko
• Change in last month: -3.03%
• Change in last 12 months: +5.74%
• Change from the highest value: -54.26%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Bansko for May 2013 is 45.74 percentage points. The average monthly listing price of the apartments in the biggest ski resort in Bulgaria is 585 Euro/sq.m.
