03.07.2008 Demand for Ready Homes in Sofia Ups

From the beginning of 2008 we have witnessed in Sofia an increase in the demand of already built apartments with an issued Certificate for Habitation (Act 16) and a decrease of the deals with off-plan properties, a research shows.

According to the data the offering of such property on the Bulgarian market is still very limited. Meanwhile, the apartments bought a few years ago for investment purposes are neither sold nor let out yet.

Despite the considerable increase of prices of concrete blocks and their catching up the prices of new properties there are very few offers on the market.

In the first quarter of 2008 the price of the older buildings has gone up by 11%. The forecasts say that by the end of the year the market will stabilize itself and there will be no great changes. The prices will probably continue to rise but within the boundaries of 10-15%.

The greatest rise in prices is expected in the luxury segment of the market, as well as of those properties which have a prime location and which are constructed using luxury materials.
