European Companies Are In Search Of Officies In Plovdiv

Representatives of big Western companies are expected to start searching for European offices for rent in Plovdiv during the present year, say representatives of a international real estates company. Those are companies who have already established their business in Sofia, and now wish to open new offices in the bigger regional cities of our country.

The experts say that every contemporary office building is supposed to be structurally wired, to have central air-conditioning, ventilation, parking, security, as well as self-contained power supply that could serve for 72 hours in cases of breakdown.

The office market is expected to be really very well developed, since such buildings are to be constructed in Plovdiv, and they will be easy accessible and matching the European standards. There are still lots in the town, which experienced entrepreneurs could easily turn into elite business zones. Some foreign investment companies have already shown interest in the construction of immense office buildings, and later, they shall rent them out or sell them as complete projects. Still, the greatest problems turn out to be the small lot’s areas, as well as their high prices – approximately 800 Euro per square meter. Another obstacle is the lack of a general organizational plan of the city that would be of great help to the investors.

Similarly to other cities in Bulgaria, the office market in Plovdiv is not quite well developed at present. The office buildings in Plovdiv are quite few, and most of them are used for the needs of the entrepreneurs themselves. The contemporary offices that are adjusted for international companies are from 200 to 500 square meters large, the so-called open space rooms, in which places for work, places for rest, etc. can be formed. At present, most of the offices that are being rented out are situated in the center of the city, in different old buildings, or near the “Novotel”. Their rent price is from 5 to 10 Euros per square meter, depending on their location and the availability of parking lots. Other offices are situated in apartments in blocks of flats. Such tenants will soon be obliged to leave those apartments because of the new legal requirements. Office buildings should not be built in residential areas. They are to be constructed on big boulevards and places with easy access, and with appropriate business surroundings, say the experts.
