Prices of land in ski resorts: Romania vs Bulgaria

The most expensive land in a mountain resort in Romania is to be found in the ski resort of Sinaia where, according to estate agency Mervana, the average price is 204 euro/sq.m. Here there are also plot of land whose prices reach about 1,000 euro/sq.m. Thus, a plot of 1,509 sq.m. located at 1,900 m costs 994 euro/sq.m. while on average land prices in the resort reach 876 euro/sq.m.

Next in the ranking come the following resorts: Busteni - 183 euro/sq.m., Azuga - 175 euro/sq.m., Predeal - 174 euro/sq.m., Campina - 83 euro/sq.m., Bran - 61 euro/sq.m., Breaza - 49 euro/sq.m., Cornu - 45 euro/sq.m., Rasnov - 37 euro/sq.m., Valea Doftanei - 22 euro/sq.m. and Telega - 15 euro/sq.m.

In Bulgaria, the most expensive land in a ski resort costs 335 euro/sq.m. and it is located in the ski resort of Bansko.

"In the Bulgarian mountain resort of Bansko land prices are between 50 and 150 euro/sq.m. Of course, there are more expensive properties, but certainly, they are overpriced. In any case, the market is not dynamic and investor interest is low," said Polina Stoykova from Bulgarian Properties real estate agency. However, a plot of 415 sq.m. located in Bansko, just five minutes from the Gondola, is on the market for the price of 335 euros/sq.m. Another plot of 2,059 sq.m., in the same resort, is being sold for only 80 euro/sq.m.

In another well-known Bulgarian ski resort, Borovets, the plots of land on sale are quite few, because the town is part of a national park. Currently, on the Bulgarian Properties website there is a single lot of 10,000 square meters, which costs 222 euro/sq.m. In contrast, in the nearest town, Samokov, land prices are between 20 and 60 euro/sq.m.

In Pamporovo, another Bulgarian resort stormed by skiers in winter, there is little land for sale, as it is also part of a national park. In general, land prices here are between 80 and 200 euro/sq.m. One of the plots available here measures 5,862 sq.m. and it is located 150 meters from the center of the resort and 60 meters from the ski slopes. Its price was discounted from 125 euro/sq.m. to 77 euro/sq.m.
