Vacation property prices are going up

A several-year decline in vacation property prices will end next year and prices of holiday properties may even go up, real estate agents predict.

Grounds for the prediction give the growth in the number of deals in the Bulgarian beach resorts and there was in the last months an increase of a few percents in the prices on annually basis.

Next year we expect the interest of Russian buyers continue to grow and contribute to the further recovery of the market in the vacation property segment, predicted BULGARIAN PROPERTIES. Russians are already very well informed buyers and they are keen to buy a second home in Bulgaria and next year they will be the main investors on this market. But Russians do not buy at any price and they decide to purchase a property after careful consideration of all offers.

According to Polina Stoykova, BULGARIAN PROPERTIES Chief Operations Manager, over the past year the decrease of prices in winter resorts is slowing. In Bansko the prices have decreased by about 7% and have equalled those in Pamporovo. “In January this year the drop in property prices in these resorts were double-digit,“ she said.

According to other agents now it is the time to invest in a holiday home, because of very bargain prices. At first people with available money will mainly benefit, who decided to invest them in a quality property outside cities. By the end of next year, we can expect the appearance of speculative investors, according to property experts.

Now in two of our biggest ski resorts - Bansko and Pamporovo you can buy apartments of 40-50 sq.m. for 10,000 euro – 11,000 euro. The cheapest one-bedroom apartment in Pamporovo is sold at a price of 10,000 euro. According to the ad the property with an area of 63 sq.m. is located near a ski-run. The most expensive apartment - 95,850 euro is a one-bedroom apartment of 107 sq.m., situated in a complex with a SPA centre.

In Bansko the lowest price is 11,000 euro for unfinished one-bedroom apartment with an area of 60 sq.m. The most sum of 79,200 euro is requested for property with a net living area of 78 sq.m. opposite the Gondola lift.

Much higher are prices of the properties in the ski resort of Borovets, according to statistics of real estate website – www.imot.bg. It is available for sale one-bedroom apartment at a price of 27,750 euro in Borovets. The maximum price of an apartment in the resort is 78,850 euro.

The least number of listings are in Borovets
Among Bulgarian major ski resorts the lowest supply now is in Borovets, according to the data from website - imot.bg. There are now available for sale only 40 holiday apartments in Borovets. There are available for sale around 20 studios and one-bedroom apartments in Borovets. Two-bedroom apartments are just a few.

In Pamporovo there are available for sale about hundred of holiday homes. Most are one-bedroom apartments – about 70. It is offered for sale around 20 studios and about 15 two-bedroom apartments in the resort of Pamporovo.

The undisputed leader in term of supply in the winter resorts remains Bansko with over 420 listings. Of these 250 are one-bedroom apartments, 80 are studios and one hundred are two-bedroom flats.
