BULGARIAN PROPERTIES Price Indexes – November 2012
‘The prices in the capital Sofia started 2012 at a lower level compared to those in Varna. We have since then witnessed a slower pace of decrease in Sofia than in Varna and now the prices in the 2 cities are very similar. The vacation market on the Bulgarian Black Sea coast is finishing a very successful year with an increased interest and more deals. Prices in Sunny Beach have returned to their early 2011 values. Ski resorts have also started to gain strength, expecting a good winter season. The lowest monthly price in Bansko was recorded in September and since then the market has shown some positive monthly changes. The annual price drop in Bansko is now under 10% which is a good sign for stabilization of the property market in our most popular ski resort.” - comments Polina Stoykova, Chief Operations Manager and Head of Research of BULGARIAN PROPERTIES.
BULGARIAN PROPERTIES' indexes measure apartments listing prices in 4 main locations - Sofia, Varna, Sunny Beach and Bansko in order to provide timely information about the market trends in the biggest city and vacation housing markets in Bulgaria.
The key points for each index for November 2012 are as follows:
• Change in last month: -2.54%
• Change in last 12 months: +0.11%
• Change from the highest value: -42.22%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sofia for November 2012 is 57.78 percentage points. The average monthly listing price of the apartments in the capital in November is 864 Euro/sq.m. which is at the same level as in November 2011.
• Change in last month: +1.53%
• Change in last 12 months: -4.72%
• Change from the highest value: -41.45%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Varna for November 2012 is 58.55 percentage points. The average monthly listing price of the apartments in the second biggest city in Bulgaria is 872 Euro/sq.m.
• Change in last month: +5.08%
• Change in last 12 months: +11.20%
• Change from the highest value: -34.40%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sunny Beach for November 2012 is 65.60 percentage points. The average monthly listing price of the apartments in the biggest beach resort in Bulgaria is 794 Euro/sq.m.
• Change in last month: +1.99%
• Change in last 12 months: -6.38%
• Change from the highest value: -56.69%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Bansko for November 2012 is 43.31 percentage points. The average monthly listing price of the apartments in the biggest ski resort in Bulgaria is 555 Euro/sq.m.
