BULGARIAN PROPERTIES Price Indices (BPI) – March 2013

Our latest index data shows that the property market in Sunny Beach continues to experience the most optimistic trends among all other major locations in Bulgaria. The main buyers are Russian and they clearly prefer the Black Sea coast, especially the region of Sunny Beach. This trend was evident in 2012 and we see that it continues in 2013, even during the winter months and in the context of a slightly weaker market in other parts of the country. These early market results make us more confident in expecting a successful year for the sales in Bulgaria’s beach resorts.

BULGARIAN PROPERTIES' indexes measure apartments listing prices in 4 main locations - Sofia, Varna, Sunny Beach and Bansko in order to provide timely information about the market trends in the biggest city and vacation housing markets in Bulgaria.

The key points for each index for March 2013 are as follows:

Sofia
• Change in last month: -1.01%
• Change in last 12 months: -8.25%
• Change from the highest value: -46.27%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sofia for March 2013 is 53.73 percentage points. The average monthly listing price of the apartments in the capital in March is 803 Euro/sq.m.

Varna
• Change in last month: -4.81%
• Change in last 12 months: -0.41%
• Change from the highest value: -42.53%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Varna for March 2013 is 57.47 percentage points. The average monthly listing price of the apartments in the second biggest city in Bulgaria is 856 Euro/sq.m.

Sunny Beach
• Change in last month: +1.32%
• Change in last 12 months: +18.43%
• Change from the highest value: -35.01%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sunny Beach for March 2013 is 64.99 percentage points. The average monthly listing price of the apartments in the biggest beach resort in Bulgaria is 787 Euro/sq.m.

Bansko
• Change in last month: -1.24%
• Change in last 12 months: -1.88%
• Change from the highest value: -53.65%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Bansko for March 2013 is 46.35 percentage points. The average monthly listing price of the apartments in the biggest ski resort in Bulgaria is 593 Euro/sq.m.
