The First Eco Hotel in South Eastern Europe will be Built in the Village of Zdravkovets

“Hilltop” – the first demonstration hotel for eco-innovations in South Eastern Europe will be built in the village of Zdravkovets, Gabrovo region. “Hilltop” will comprise accommodations for 68 persons, a restaurant section, two conference and one multi-functional halls for meetings, workshops and conferences. The investment needed for the construction of the hotel amounts to BGN 2 million. “Hilltop” will have innovative technologies, which are already being offered on the Bulgarian market: solar collectors for hot water, heat pumps, wind turbine, purification stations for waste waters.

Still, new for our country remain the solar reflex illuminating pipe, the Thromb wall, the collecting of rainwater in an underground cistern for irrigation and sanitary needs.

Experts have calculated that the application of one of those innovations would make the construction up to 10-15% more expensive and it could be paid off for nearly three years. However, the construction would become more expensive in case that all those technologies are applied, and that is why more serious support by investors and partners would be necessary for the project’s implementation.

In the end of the year 2006, a public-private partnership has been established, for the implementation of the project. In the partnership took part the Regional Direction and the Municipality in Gabrovo, “Time – Eco Projects” Foundation, and two private companies.

That is the first public-private partnership of that kind, in the sphere of tourism and eco innovations, but it will remain open for more investors and partners.

“Gabrovo Municipality will maintain the adjoining infrastructure, ensure the public lightning, and initiate a system for waste management in 2008” – said the mayor Bogomil Velchev. “Plena”, which has two factories in Bulgaria, will ensure for the construction inert materials, lime and lime products. Lucid Design Group will design the system for visualization of the electricity produced and used in the hotel.

The technical design is initiated in the year 2005 by “Time – Eco Projects” Foundation, after “Europe 2003” program, and it is supported by the program for development of the United Nations.

Unlike similar eco centers in the USA, Great Britain, Italy and the Netherlands, functioning as museums and expositions, the innovations at “Hilltop” will be in real conditions.

The construction is expected to be started during the third trimester of the present year, and it will last for two years. 40% of the necessary resources are ensured at present.

THE BUILDING

The building has total area of 1660 square meters, divided into two separate sections, with a general power main body between them. Natural and eco materials will be used for the construction, and the building will be constructed in such a way that all rooms could take full advantage of the sunlight, for heating and lighting. The innovation “Thromb wall” will help that happen through its three layers – a single glass with inside blinds, air, and accumulative stone wall. There will be drainage around the building, because of the strongly inclined lot. The heat insulation of and around the groundwork is necessary, since great part of the heat flows from there. All illuminants will be supplied by a built-in photovoltaic mini panel and a battery. The flooring of the car drive will be made of perforated ceramic tiles. The waste separation will be done in a separate wooden building, situated on an eleven meters’ distance from the main building. There will be an underground heat exchanger, at a depth of 1,5 meters, with an opening at the east side of the lot, in the orchard, and it will ensure the intake of air, rich in oxygen.
