Completion Schedule
The construction of the complex is planned to start in March 2010.

The location

The Architecture
The Lyulin Suites project is the work of one of the most successful architectural studios in Sofia Art New Vision. Lyulin Suites is a complex consisting of two residential buildings set in one plot of land which has exits to two streets. To the west this is Gotse Delchev Street which is the main road leading to the complex - to Block A and to the underground parking lot; to the south this is a cul-de-sac allowing access to Block B.
The main purpose of the design stage was to achieve:
functional layout of the apartments and the common areas;
optimal positioning of the two blocks in the complex;
good organization of the areas between the buildings;
comfortable connection with the common areas of the building and the garden between the two blocks;
sensible use of the plot area
the final result being a nice and pleasant place to live.
The project is consistent with the:
town-planning limitation of the plot normative spacing between existing and newly-designed buildings, construction indicators of the plot, permissible height of the buildings, main access to the building;

Another options is all materials to be chosen and bought by the owner and the developer can perform the completion upon an invoice.

Additionally, PropertyManagement.BG offer management service, representation of the owner and taking full care of the apartment. These services are suitable for owners who are not residing permanently in Bulgaria and are not able to look after their property personally. These services cost 300 Euro per year VAT excluded and are not compulsory.
Guaranteed rental (not compulsory):
Owners, who are intersted in renting their property can take the opportunity and join our "Guaranteed rental option", especially designed for Lyulin Suites. The management and letting company is offering fixed rental income of 6% per year, calculated on the total cost of the purchased apartment+furniture+cellar+parking space. The guaranteed rental is valid for 3 years and will provide risk-free investment and regular fixed return. After the end of the first three-year period the owner and the letting company can negotiate new rental price and new conditions. The following important conditions apply, so owners should consider the carefully before signing the Guaranteed Rental Contract:
The Guranteed rental starts 6 months after Certificate for Habitation of the building (Act 16) is granted.
The offer is valid only for apartments purchased at the status of "Completely finished and furnished" with the standard furniture pack provided by Furnish.BG / Home Design (see furniture package details and prices above in the text).
The owner is obliged to look after his/her property personally (payment of anual maintenance fee, taxes, etc.), with an authorised representative (with Power of Attorney) or to use our Management Services (see details above, at the previous paragraph - "management service, representation of the owner and taking full care of the apartment").
All ongong costs and expenses for using the property like water, electricity, central heating, cable TV, Internet, maintenance of the apartment are paid by the tenant.
The owner of the property must be aware that the following fees shall be paid by them when they receive the guaranteed return services under this offer: annual local tax and garbage collection fee; annual fee for maintenance of the common parts of the building (according to the decision of the General Meeting of the owners in the building).
The owner who has concluded the guaranteed rental agreement has no right to use the property during the duration of the guaranteed rental.
Maintenance of the complex (compulsory):
According to the wish of the owners and after a decision of the General Meeting of the owners in the building it will be decided how the development and its common areas shall be maintained. Currently, we have received an offer by the professional company for maintenance and management of properties PropertyManagement.BG offering the full maintenance of the buildings and the areas around them (gardens). The company will provide the services against an annual maintenance fee calculated per square meter on the property owned. The fee will cover the maintenance and upkeep of the complex and all its facilities, bills for water and electricity for the communal areas (corridors at the block). The services of this company are not compulsory charge as the owners will decide together whether to use its services or those of another company. The developing company Chobanov & Stoyanov Ltd. will cooperate fully regarding the organization of the necessary meetings of the owners with the aim of making official decisions and setting up an organization to execute efficient maintenance of the blocks and the surrounding areas.
Reservation of Apartments
Any apartment in the Lyulin Suites complex can be reserved immediately with a non-refundable deposit of 5 % of the purchase price paid into the developers bank account by credit card or bank transfer, as well as in cash. The reservation deposit will hold the property for a maximum of 30 days when the preliminary contract will be signed.
Bulgarian Properties charges a 3% agency commission calculated on the purchase price of the apartment. The commission is payable to the bank account of the agency, along with the payment of the second instalment.
Payment Plans
1) Standard payment plan
5 % reservation deposit, non-refundable.
35 % first installment, payable upon signing of the preliminary contract up to 30 days after the reservation deposit is paid (+ 3% agency commission)
30 % second installment, payable upon completion of the third floor (August/September 2010)
20 % third installment, payable upon reaching shell stage (around January 2011)
