Even when we buy with our heart, the property should also be a good investment and Pamporovo will give you that as well. It is only recently that the ambitious Perelik Sport Centre project was approved, which will amount to 255 million Euros investment and is expected to transform the Pamporovo area over the next 5 years into one of the most modern ski resorts in Europe. Work on the project has already started, aiming to reach 162 km of ski runs and 42 new ski lifts connecting the nearby villages of Gela and Mugla. Pamporovo resort will be connected to the Perelik peak in the region of Stoykite village and Mechi Chal peaks in the region of Chepelare ski area to form a unique mountain resort with ultra-modern ski facilities and services. The Perelik complex will offer excellent natural conditions, ideal for both winter (ski & snowboarding) and summer tourism (trekking, mountain biking, tennis, swimming, rock climbing etc). And at a later stage, the project will include the construction of a congress centre and an 18-hole golf course, as well as an airport close to Smolyan and a three lane highway connecting the city of Plovdiv to the resort.

Bellecote: With attention to detail.
The location of Bellecote complex was chosen very carefully, with consideration given to the amenities required by guests and owners, as well as the general appearance and materials to be used for the construction. To start with, we gathered a group of leading experts, including representatives of the developer, architects and builders, building designers, interior designers and furnishing specialists. We also included a hotel manager, a tourist marketing expert and a property management representative, as well as representatives of leading real estate agencies. Thus, Bellecote complex emerged as the result of many meetings and consultations. The project was entrusted to the famous architect, Simeon Tsonkov (Architectural Group Tsonkov), an experienced and respected architect who has already completed various residential and holiday complexes all over the country. We consulted a number of experts in the sphere of mountain tourism and have designed the complex in such a way as to function and serve its clients all year round, not only during the winter ski season. We realize that a property should generate income and pay for itself. That is why we decided to add many amenities similar to the ones found in a luxurious, 5-star hotel.
Our aim was to make owners proud to possess a prestige and luxurious holiday home, which they and their friends can use, but also rent out to generate high income.
Our efforts resulted in Bellecote, strategically planned by experienced experts, where every detail counts. We are convinced that this is the right and best way to construct a holiday complex.

Bellecote. Location, amenities and extras.
Bellecote holiday complex is situated on a flat plot by the main road connecting the ski resort of Pamporovo to the town of Smolyan, with easy access all year round and good visibility from the main road an important condition for its natural popularization. Thanks to its excellent location, the development is less than 5 min. by car/shuttle bus (distance of 2.5 km) to the ski runs at Studenets.
We think that true luxury and comfort, as well as care and attention to each owner or tourist are possible only in a development that has the right size not too small but at the same time not too large. Thus Bellecote shall feature a total of 82 apartments, whose inhabitants shall be serviced by:
Large reception desk, working 24 hours a day. The reception shall be designed and furnished according to a designer project.
Lobby area with sofas and coffee tables, serviced by a lobby bar offering drinks and beverages.
Indoor heated swimming pool with chase longers. The swimming pool will be free of charge for the owners and their families.

Gymnasium with modern fitness equipment, for all muscle groups. All owners and their families can use the gymnasium free of charge.
Childrens Day Centre (Kindergarten). To make most of your day on the ski runs, we have planned a centre where your young children will be able to play under the supervision of professional staff.
Beauty Centre with a hairdresser, cosmetician and manicurist. Even during your holiday, you will be able to look your best for dinner after a day on the slopes.
Mini market - offering everyday necessities, food, snacks, drinks.
Lobby bar serving snacks and beverages. Here you will be able to spend your time in pleasant surroundings and company.

What about the prices? We wanted the prices to be right, thus our studio apartments start at 33 924 Euro, while our one-bedroom apartments start at 64 581 Euro incl. VAT, but no furniture package.
Concept. Architectural design.
The apartment complex Bellecote is situated in the beautiful area Raikovski Livadi, in Pamporovo, with excellent access to the main road connecting the ski resort with the nearest town, Smolyan.
The location of the complex guarantees a pleasant, panoramic view over the Rhodopi Mountain slopes, while the incline of the ground provides for a superior architectural design of the building, allowing an equal amount of sunshine to all apartments and service zones.
The building comprises of two main bodies, a ground floor, three residential floors, terrace and attic floors, serviced by two main staircases and elevators, providing easy access for disabled people.
Bellecote has 30 one-bedroom apartments and 52 studio apartments, all with private terraces and a large set of facilities, as well as the corresponding number of parking lots. The main entrance of the complex is through a spacious lobby with a reception desk, set on the ground floor, with immediate access to a ski storage area, a shop and a cozy lobby bar. The young ones will have a separate childs play zone with a terrace. The restaurant in the complex is accessed via the lobby and comes fully furnished and equipped, with an open-air terrace overlooking the Raikovski Livadi area.
On the ground floor of Bellecote will be the SPA centre which comes with changing rooms, a gymnasium, tepidarium, sauna, steam bath, Jacuzzi, solarium and massage room. The swimming pool is located in a spacious hall with a separate Jacuzzi and an open-air terrace with southern disposition. In addition to this, there is a hairdressing and cosmetics saloon.
The Bellecote architecture is influenced by the local tradition and the mountain appearance of the resort, but at the same time is contemporary, confortable and meets the latest trends in construction and luxurious living. The sloping roofs match the rich use of stone and wooden paneling, the heat-insulated facades and the high-quality window frames.
The interior skillfully combines freedom with the coziness and warmth of a mountain home, thus creating a beautiful symbiosis between the tradition and the present.

Bellecote. Interior.
The interior designs of Bellecote complex are by a leading architectural office for interior design. The furnishing and the equipment will be organized by the popular furnishing company Furnish.BG. The interior of the common areas of the building (reception area and lobby), as well as the sports equipment (swimming pool and fitness hall) will be completed exactly as shown on the interior visualizations (please see the photos on this page).
The interior furniture and the accessories in the "fully furnished apartments", as well as the entire appearance of the apartments will match completely the interior prospectus (please see the photos on this page).
The Bellecote interior has a simple and cozy style, completely suited to its surroundings. The architects have emphasized on the clear forms, the natural materials and the soft pastel tones. The reception area will welcome owners and their guests with a desk designed in dark wood, surrounded by white walls and stone tiling, characteristic of the traditional architecture in the country. The typical elements like the patterning of the Chiprovsti carpet for example, are pleasantly combined with the modern designed lighting comfortable sofas. The harmony is finished by the wall niches edged with wood and the suspended ceiling, giving space to the area without many forms or objects. The same concept is used in the indoor swimming-pool; where the predominant glazed area is softened up by the wooden blinds and louver boards, which complement the wooden paneling on the opposite wall.
The entire complex is further decorated with well-calculated and carefully selected greenery, which further plays an important role in the entire interior composition.
The apartment units themselves follow the style described below. The dark wood is present in the living room and in the kitchen areas, while the walls are painted in light, soft colors. The rooms are furnished with a few, but enough, essentials for comfortable living and holidaying. The bedroom is designed with light wood and stylish accessories, painted in white to strengthen the feeling of purity and space.
The architects "Architectural Group Tsonkov"
The architectural company was founded in 1993 by the architects Tatyana Glebova and Simeon Tsonkov and now employs a further eight younger architects. The group has rich experience in investment projects, residential and office developments, town planning design and individual interior plans.
The team behind "Architectural Group Tsonkov" has already designed more than 70 residential and office buildings, a 5-star hotel in Stara Zagora, an entertainment park "Sofia Land", many holiday villages and hotels along the Black Sea Coast, as well as apartment houses in the ski resorts of Pamporovo, Bansko and Razlog. Most of the interior ideas have been given by architect Tatyana Glebova and are characterized with her elegant style and skill.
While planning the amenities, we havent forgotten the small, but still important details, such as:
Video surveillance for the security of the complex and its inhabitants.
Efficient heating system and hot water supply through an economical heating installation combining oil and solar panels. The heating costs will be calculated by heat-flow gauges (heat meters) installed on each radiator. The common parts in the building will also be heated.
Private shuttle-bus which will run regularly to the centre of Pamporovo and the Studenets ski runs. All owners and their families will have a 20% discount on the prices.
Organized trips and various entertainment programs, as requested by clients. All owners and their families will have a 20% discount on the prices.
Wireless Wi-Fi Internet in the complex and the garden. Free of charge for all guests.
Staff quarters, rooms for the chambermaids, storage rooms, etc.
The reception will work all year round. During the ski season it will be open 24h a day, while during the other months it will work Monday Friday, eight hours each day.
The use of the swimming pool, the sport and wellness centre will be free of charge for the owners and their families.
Bellecote will enjoy landscaped gardens with foot paths, benches, public lighting, childrens playground and especially designed barbeque area.
All owners will have special discounts for the ski lift in Pamporovo and the rental of ski/snowboard equipment.
Technical Specification & Furnishing Packages
All Bellecote apartments will be offered for sale fully completed and ready to be furnished. They will come with fully fitted and equipped bathrooms/wc. The rest of the rooms will come with no furniture and no lighting.
For clients convenience, several furnishing packages will be offered, which include all the necessary items for living in the apartment or renting out, including blankets, household linen, kitchen utensils, etc.
This option is very convenient for all buyers who wish to rent their apartments. The price of the furniture package is as follows: studio apartment 5100 Euros and one-bedroom apartment 6200 Euros, VAT included.

Furnishing
The apartments are offered for sale unfurnished (with no fitted kitchen) but with an an alternative option for purchasing a fully furnished and fitted apartments. The leading design and furnishing company, Furnish.BG, will manage the overall furnishing of the communal areas of the complex and the apartments purchased with the fully furnished option. The full furniture pack includes everything necessary for the use of the property by owners and tourists, including:
Beds, tables, cupboards and wardrobes Italian design.
Fitted kitchen including white goods: fridge, microwave, cooking plates.
TV in each room, audio/video system (DVD, CD, MP3)
Pots, pans, cutlery, crockery, kitchen implements.

The price of the full furniture pack for a studio is 5100 Euros VAT incl. and 6200 Euro for a 1-bedroom apartment VAT incl.
Property management, letting & maintenance of the complex
Bellecote is a high quality holiday complex offering services and amenities more commonly found in five star hotels and designed with an eye to detail, aiming to secure maximum rental and income for owners. The management of the common parts in the complex, the property management and letting will be provided by PropertyManagement.BG, the leading Bulgarian management company and a part of the Bulgarian Properties group of companies. Property Management BG has tremendous experience in letting holiday homes and has already been managing eight similar complexes in ski resorts. A complete range of services for owners and tourists will be provided by a dedicated team of professional managers, receptionists, cleaners, maintenance and repair staff and security personnel employed on the complex full time.
The annual maintenance charge for Bellecote complex is 10 Eur per sq.m. VAT excluded and will cover the maintenance and upkeep of the complex, all its facilities and the gardens. This charge is compulsory for all owners of properties at Bellecote Complex.
Additionally PropertyManagement.BG offers a management service, representation of the owner and care of the apartment for owners who are not able to look after their property personally. These services cost 300 Euro per year VAT excluded and are not compulsory.
For owners who are interested in letting, PropertyManagment.BG will offer the apartments at Bellecote complex a Guaranteed Rental of 6 % per year on the purchase price of the apartment. More details provided below.
Maintenance of the complex and its common parts (compulsory):
The fee for the maintenance of the common parts in the building is 10 Euros per sq.m of the built-up area of the apartment plus the share of the common parts.
The tax covers the following services: cleaning and maintenance of the complex, its common parts and gardens, snow cleaning, water and electricity bills for the common parts, maintenance of the equipment in the swimming pool, fitness, spa and wellness centre; repairs in the building and the common areas if needed as a result of the normal use of the complex; video surveillance of the common parts, security services in the complex.
The maintenance charge for the first year is included in the purchase price.
The amount of the maintenance charge will remain unchanged for the first three years, after that the sum will be increased with the official percentage of the inflation in the country for the previous year. The sum will be updated each year with the percentage of the inflation in the country.
The maintenance charge is to be paid by the owner not later than 15th January and shall cover the previous year.
In case of resale, the new owner will be obliged to pay the maintenance tax of the complex.
Management of the apartments (not compulsory)
The service known as "management of the apartment" is for those owners who live abroad and can not take of their properties themselves. The service includes representation of the owner in front of third parties and official institutions, maintenance of the apartment, organization of any eventual damages, payment of property and garbage tax, regular checks on the property when it is not used, representation of the owner at the regular owners meetings in the complex, etc.
These services cost 300 Euro per year VAT excluded and are not compulsory.
Guaranteed Rental. Details and conditions
The Guaranteed Rental offered for Bellecote apartments is 6 % per year based on the purchase price of a furnished apartment.
The sum of the Guaranteed Rental will be paid once a year till 15th May for the previous year.
The Guaranteed Rental will start from 25th December 2010 and will be valid for 3 years. Owners can re-sign for another 3 year period after that.
The Guaranteed Rental Program will accept only apartments that are bought from the developer fully furnished.
The Guaranteed Rental will be valid only if the weather conditions were suitable for skiing and snowboarding minimum 80 days per year. In case the conditions were not suitable, the rent will be determined according to the number of the actual reservations made for each apartment according to the prearranged net prices.
The owners will have the right to use their apartments whenever they like, if the apartment is available when they make the reservation. If the owner wants to use their apartment, the daily rate shown at the Reception desk (with a discount of 20%) will be deducted from the sum of the Guaranteed Rental.
The categorization certificate for each apartment that will be rented shall be paid by the owner.
It is obligatory all owners to make an one-off payment their bank account of 300 Euros immediately after they take ownership of the property. This sum will be used for paying property taxes and garbage tax, as well as for property insurance.
All apartments and furniture items must be insured.
Completion Schedule
The construction of Bellecote will start in April 2008, after the end of the ski season.
All apartments will be completed by September 2009. All owners or their representatives will be invited to inspect and accept their completed apartments by the end of October 2009 latest.
Furnishing of apartments will be completed by mid December 2009.
Testing of all technical systems at the complex will be completed by mid December 2009.
All owners are welcome to stay at their apartments from the mid of December 2009 (for Christmas and New Year holidays).
Bellecote will start operating with tourists from 1 February 2010.
Landscaping of the complex will be completed by June 2010.
General conditions
All buyers will be required to sign a Preliminary Contract and a Contract for Maintenance of the building.
No company is needed to own an apartment in Bellecote.
It is not necessarry for buyers to visit Bulgaria in order to sign the contracts or to acqure the ownership of their apartment. All paperwork and documents can be completed and posted to our office by secure mail.
BulgarianProperties charge no agency commission for purchasing in this complex.
Reservation of apartments
All apartments are currently offered for sale off-plan on a pre-sale basis. Any apartment can be reserved immediately with a non-refundable deposit of 5 % of the purchase price paid into the developers bank account by credit card or bank transfer. The reservation deposit will hold the property reserved until the construction starts in April 2008. Then the preliminary contract will be signed between the investor and the client.
Payment plans
1) Standard payment plan (without mortgage) is on instalments, as follows:
5 % reservation deposit, non-refundable.
35 % when the construction starts in April 2008.
30 % when the second floor of Bellecote is completed (around June 2008)
20 % when shell stage of the whole building is completed (around September/October 2008)
10 % when the whole building is fully completed with receipt of Act 15 (around October/December 2009)
2) Payment plan for buying with mortgage
5 % reservation deposit, non-refundable. Must be paid with own funds.
25 % when the construction starts in April 2008. Must be paid with own funds.
70 % will be paid by the Bulgarian bank providing the mortgage.

A discount of 5 % of the purchase price will be offered for all apartments purchased with the following payment plan:

85 % when the building starts in April 2008.

4) Deferred payment plan (without mortgage)
All apartments purchased on this payment plan will have their original price increased with 8 %:

A 70 % mortgage in EURO currency from a leading Bulgarian bank is available for buyers who are residents of any country of the EU, the USA, Canada, Australia and New Zealand. The mortgage will cover 70 % of the apartment price and is for a maximum for 20 years. The annual interest rates is approx. 6.25 %. The buyer must cover 30 % of the apartment price with their own funds. Buyers who apply for a mortgage must provide the required documents and proof of income. Only buyers who are able to repay their loan will qualify for a mortgage. The most important requirement is that the monthly ratio of INCOME:DEBT is set at a minimum 60:40 (ie: a mortgage advance will be based on 1.5 x net income).
