The leading design and furnishing company, Furnish.BG, will manage the overall furnishing of the communal areas of the complex and the apartments purchased with the fully furnished option. The full furniture pack includes everything necessary for the use of the property by owners and tourists, including:

PROPERTY MANAGEMENT, LETTING AND MAINTENANCE OF THE COMPLEX:
Godlevo Resort is designed to the highest specification to match the necessary requirements for luxury tourist complex. Its facilities and standard of finish are similar to a luxury 4-star hotel. The complex will be fully serviced by the leading management and letting company PropertyManagement.BG. This company is already managing and letting successfully total of 7 apartment hotels and gated complex in the region of Bansko. A complete range of services for owners and tourists will be provided by a dedicated team of professional aparthotel managers, receptionists, cleaners, maintenance and repair staff and security personnel employed on the complex full time.
The annual maintenance charge is 8 Eur per sq.m. VAT excluded and will cover the maintenance and upkeep of the complex and all its facilities. This charge is compulsory for all owners of properties at Godlevo Resort. The maintenance charge for the first year is included in the purchase price.
Additionally PropertyManagement.BG offers management service, representation of the owner and taking care of the apartment for owners who are not able to look after their property personally. These services cost 300 Euro per year VAT excluded and are not compulsory.
For owners who are interested in letting, PropertyManagment.BG will offer the apartments at Godlevo Resort to all of their 260 international and local touroperators. Godlevo Resort will be included in the brochures of all leading touroperators selling ski and golf holidays in Bulgaria. We expect high occupation rate and good rental income for the apartment owners, mainly due to the unique location of the complex near the best skiing and golfing in Bulgaria and of course its great standard of accommodation and recreational facilities.
COMPLETION SCHEDULE:
The construction of Godlevo Resort will start in May 2009 (after the winter season is completely over).
All apartments will be completed by November 2010. All owners or their representatives will be invited to inspect and
accept their completed apartments by the end of November 2010.
Furnishing of the apartments will be completed by end of December 2010.
Landscaping of the complex will be completed by June 2011.
Testing of all technical systems at the complex will be completed by mid December 2010.
All owners are welcome to stay at their apartments from the end of December 2010 (Christmas and New Year).
Godlevo Resort will start operating with tourists from 1 February 2011.
GENERAL CONDITIONS
All buyers will be required to sign a Preliminary Contract and a Contract for Maintenance of the building.
No company is needed to own an apartment in Godlevo Resort.
All buyers will also own a pro-rata share of the common resources and facilities (swimming pool, sports & leisure
centre, lobby bar and snack bar) and will receive a revenue return based on usage
It is not necessary for buyers to visit Bulgaria in order to sign the contracts or to acqure the ownership of their
apartment. All paperwork and documents can be completed and posted to our office by secure mail.
BulgarianProperties charge no agency commission for purchasing in this complex.
RESERVATION OF APARTMENTS:
All apartments are currently offered for sale off-plan on a pre-sale basis. Any apartment can be reserved immediately
with a non-refundable deposit of 5 % of the purchase price paid into the developers bank account by credit card or
bank transfer. The reservation deposit will hold the property until the start of construction around May 2009,
when the preliminary contract will be signed.
PAYMENT PLANS:
1) Standard payment plan (without mortgage) is on instalments, as follows:
5 % reservation deposit, non-refundable.
35 % when the construction starts in May 2009.
30 % when the second floor of Section E is completed to shell stage (around August 2009)
20 % when shell stage of the whole building is completed (around Jan/Feb 2010)
10 % when the whole building is fully completed with receipt of Act 15 (around November 2010)
2) Payment plan for buying with mortgage
5 % reservation deposit, non-refundable. Must be paid with own funds.
25 % when the construction starts in May 2009. Must be paid with own funds.
70 % will be paid by Bulgarian bank providing the mortgage.

3) Discounted payment plan (without mortgage)
A discount of 7 % of the purchase price will be offered for all apartments purchased with the following payment plan:
5 % reservation deposit, non-refundable.
85 % when the building starts in May 2009.
10 % when the whole building is fully completed with receipt of Act 15 (around November 2010).
4) Deferred payment plan (without mortgage)
All apartments purchased on this payment plan will have their original price increased by 10 %:
5 % reservation deposit, non-refundable.
15 % when the building starts in May 2009.

A 70 % mortgage in EURO currency from a leading Bulgarian bank is available for buyers who are residents of any country of the EU, the USA, Canada, Australia and New Zealand. The mortgage will cover 70 % of the apartment price and is for a maximum for 20 years. The annual interest rate is approx. 6.70 % at the moment. The interest rate is variable and changes according to the central interest rate of the Bulgarian National Bank. The buyer must cover 30 % of the apartment price with their own funds. Buyers who apply for a mortgage must provide the required documents and proof of income. Only buyers who are able to repay their loan will qualify for a mortgage. The most important requirement is that the monthly ratio of INCOME:DEBT is set at a minimum 60:40 (ie: a mortgage advance will be based on 1.5 x net income). PRICES AND AVAILABILITY:
