Amelia Bay comprises 123 studios, one and two-bed apartments, as well as maisonettes built in a Modern style with glass facades. Each apartment will be oriented and featuring sea exposure. Finished in contemporary style, the apartments will offer luxurious interiors, spacious premises and large terraces. The kitchen and living areas will feature beautiful wooden floors, with corridors and terraces in Modern-style ceramic tiling. All apartments will be fitted with a central air-conditioning system with individual controls. To retain the aesthetics of the exterior, conditioning units will be placed on the roof of the residence, out-of-sight.
Amelia Bay: Furnishing Packages
Furniture package is available upon request and additional payment.
Along with the fully fitted kitchen, the furniture packages for rental apartments will include everything necessary for the apartment to be lived in and rented out to tourists:
• Beds, cupboards, dressing tables, bedside lighting
• Microwave, kettle, toaster
• Pots, pans, cutlery, crockery, kitchen implements
• Dining table and chairs
• Easy chairs and a sofa (which converts to a sofa bed)
• Linen, towels, bedding etc
• TV’s in each room, a HiFi system with CD and MP3 player
• Table lights
• And everything else needed to make the apartment ready to rent
A range of furniture packages is available starting from approximately 6 000 EUR to 10 000 EUR depending upon the selected furniture options and the size of the apartment. The luxury furniture package "Ready to Live" will include everything necessary to turn your apartment into a wonderful holiday home ... from cutlery, to linen, to the flat screen TV, all of your needs will be met in style.
Amelia Bay: Additional Costs
Additional costs on top of the purchase price are approximately 4% for State taxes, court registration and notary fees. You will also need to budget for ...
- about 150 Euro per year for municipal tax and garbage collection
- about 10 Euro/sq.m for a Maintenance & Service charges annually
- insurance of the furnished apartment (from 200-450 Euros annually)
- small one-off registration fees for registering electricity and water in your name
PAYMENT PLANS
Any apartment can be reserved for a period of 14 days upon transfer of a non-refundable reservation fee of 2 000 Euros, which sum shall be deducted from the last installment.
A. Standard
- 10% (VAT included) of the price of the apartment upon signing the Preliminary contract within 14 days after the reservation fee paid
- 40% (VAT included) of the price of the apartment at the end of the foundations (approximately May 2008)
- 50% (VAT included) of the price of the apartment on receiving of Certificate for usage of the building (approximately June 2008)
B. Investment - with 7% discount of the price
- 100% (VAT included) of the price of the apartment upon signing the Preliminary contract within 14 days after the reservation fee paid
