Restored Rhodope Style Houses in Smolyan Are Most Expensive

2012-09-25   |  Dir.bg

Rhodope revival architecture experiences a new renaissance.

The tourism business in Smolyan region has showed a trend in recent decades to return to the clean lines of bay windows and harmonious proportions of the old Rhodope architectural style house, to its unique cosiness and functionality, real estate experts said.

The most successful and popular tourist destinations in the region rely on the Rhodope architectural style. Besides the construction of new developments, which follows the aesthetics of the Rhodope renaissance construction, more often investors are investing in the restoration and strengthening of authentic buildings constructed a century ago. The most expensive properties in Smolyan are old houses, while the investing in the refurbishment of old houses is determined as a worthwhile investment.

An increased interest in the revival architectural style buildings in Smolyan is mostly dominated by the demand on the tourist market. Shiroka Laka and Zlatograd attract almost all year round flow of tourists thanks to their architectural developments consisting of restored Rhodope style houses. Revival style forms as a preferred style among investors, perceived in more than half of the newly-built hotels, restaurants and entertainment buildings in Smolyan region.

Even if they are not entirely in the Rhodope style, new hotels have elements of bay or other details, reminding about the buildings in the Rhodope Mountains centuries ago. Old houses are very good architectural decisions in terms of positioning, functionality, materials, harmony and aesthetics, architect Lyuncheva said.

For tourists each of old houses tells a story. The restored Rhodope style houses in Smolyan remain the most expensive properties, even after prices drop during the crisis. Owners of renaissance buildings in Shiroka Laka offer three houses for sale at a price of €100,000 each. Investing in the Rhodope architectural style, hoteliers and restaurateurs rely on the willingness of tourists to immerse themselves in another era.
