Or why BULGARIAN PROPERTIES has opened a new office in Sofia and what's the company vision and strategy?

The Managing Director of the company – Polina Stoykova - answers the questions:

The real estate market this year has entered a new stage of its development - the decline in prices is over, the sales are increasing in number and we decided that now, at the beginning of this new phase, it is a great time to open a new office in Sofia.

Sofia is the city with the largest and most dynamic real estate market, which sets the trends for the rest of the country and has a great potential for development in the coming years. But that is not our main motive for the opening of a new office in Sofia.

We are an agency, which is now almost 12 years on the market and from the first day of our existence we are very strongly oriented towards the online presence and the online advertising of properties in Bulgaria - something that may seem normal today, but this was not the case in 2003. Virtually, we created the foreign market for properties in Bulgaria at that time, bringing the properties to the attention of buyers from around the world. For some it may now seem strange that at a time when the businesses moves online and more services are offered entirely online, we as an agency that is a leader and one of the founders of the online property services, decided to open a new office.

In fact, for a long time we had a dilemma whether to rely more on online presence or to develop a network of offices in the neighborhoods of Sofia. Eventually, we came to the conclusion that BULGARIAN PROPERTIES will develop best through a combination of both and that an agency with our experience and expertise can best realize the concept for the hybrid real estate agency in Bulgaria.

Our strategy is to combine in a qualitatively new way the innovative online brokerage services with physical presence of our offices on a local level in order to be the agency of the future, which has an office in the neighborhood.

This will be a great challenge for us, but we are confident that we will have a success. We hope our new office on Tvardishki Prohod Str. in Sofia , and the other offices that we have in Sofia and in Bulgaria in general will become an integral part of the local public space.

The interesting fact here is that over the years we develop somehow backwards the natural business processes and we have always done things the hard way. Instead of opening an office in the city and expanding our network in other cities, we started an online business and then we opened offices in many cities and resorts simultaneously and quickly and soon managed to cover the whole country. At the same time we developed an international network of offices and partnerships. There was a time during the property boom, when we had offices in almost all settlements in the country, in all resorts and abroad - in England, Ireland, Poland, Germany, Latvia, Slovakia and other countries. At that time in our offices various languages were spoken and we managed to respond to the expectations of people of different nationalities.

With the start of the crisis and the withdrawal of the Western buyers we had to close some of the offices, to rethink the strategy and to seek new opportunities. The growing interest from the Russian buyers led us to the development of our Russian business, we adapted all our services to the needs of the Russian buyers. In 2012 we opened an office in Moscow. For many years now we advertise our properties across the country among buyers from around the world in different languages and in a way to attract the interest of people with different cultures and values.

In this sense, we are perhaps the only Bulgarian property agency that is that global , and now our ambition is to return to the fundamentals of property brokerage and become the local property consultants. And, I think our customers will appreciate and support our ambition, which is backed with rich experience and international quality of the services we offer.
