More and More Land Owners Selling Their Property

More and more owners of regulated plots of land and arable land are putting their properties up for sale, property agents say. There are a few reasons for that – they do not cultivate the land and they have loans to repay. However, since the beginning of the credit crunch it is exactly farmland whose prices fell most – by up to 40-50%. The lucrative price is one of the reasons for the high demand. It is expected that the price of land in Bulgaria will increase considerably. This means that the investment is expected to be very good.

According to data of BULGARIAN PROPERTIES in Northwestern and Southeastern Bulgaria prices per 1,000 sq.m. based on actual concluded deals is from 200 BGN (approximately 102 EUR) to 350 BGN (approximately 180 EUR). “You must bear in mind that these are the cheapest regions in Bulgaria in terms of land prices”, says BULGARIAN PROPERTIES’ Chief Operations Manager Polina Stoykova.

According to her there is almost no supply of agricultural land in Southwestern Bulgaria and land prices in Northeastern Bulgaria reach as high as 800 BGN (approximately 410 EUR) per 1,000 sq.m. However, the price depends on the size of the plot and its category. “Moreover, the supply in this part of the country is very limited,” says Ms Stoykova.

The categories – unclear but important
When selling agricultural land its category is always noted. However, not all buyers know what this category means, estate agents say. Agricultural land in Bulgaria falls into 10 categories (so called land productivity categories) according to the fertility of the soils, the climatic conditions, the relief and the land’s technological qualities, its suitability for producing different kinds of plants and the imposed limitations for the land’s use. The higher the grading, the better and more versatile the agricultural land is.

The ten arable land categories are defined as per the assessment of specific soil-climatic conditions in relation to the land’s suitability for growing a specific set of crops. According to the division of agricultural land in Bulgaria the land placed in the first and second category is of the highest quality which gradually decreases as you reach the tenth category.
