BULGARIAN PROPERTIES Price Indexes – October 2012

Polina Stoykova, Chief Operations Manager and Head of Research of BULGARIAN PROPERTIES comments the latest data: ‘Prices in Bansko have started to stabilize and we expect to see higher interest with the start of the ski season. Sofia showed a negative monthly trend last month but the listing prices in October were a bit higher than in 2011. Overall, the markets in Sofia and Varna have stabilized in 2012. However, it appears that the recovery will be slow which presents a very good time for purchase. Sunny Beach was cheaper in October than last year but the demand has been growing and summer 2012 has finished with a recovery and a growth in the number of deals by 30%.’

BULGARIAN PROPERTIES' indexes measure apartments listing prices in 4 main locations - Sofia, Varna, Sunny Beach and Bansko in order to provide timely information about the market trends in the biggest city and vacation housing markets in Bulgaria.

The key points for each index for October 2012 are as follows:

Sofia
• Change in last month: -3%
• Change in last 12 months: +1.49%
• Change from the highest value: -40.71%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sofia for October 2012 is 59.29 points. The average monthly listing price of the apartments in the capital in October is 886 Euro/sq.m.

Varna
• Change in last month: +0.43%
• Change in last 12 months: -5.84%
• Change from the highest value: -42.34%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Varna for October 2012 is 57.66 points. The average monthly listing price of the apartments in the second biggest city in Bulgaria is 859 Euro/sq.m.

Sunny Beach
• Change in last month: +2.11%
• Change in last 12 months: -4.69%
• Change from the highest value: -37.57%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sunny Beach for October 2012 is 62.43 points. The average monthly listing price of the apartments in the biggest beach resort in Bulgaria is 756 Euro/sq.m.

Bansko
• Change in last month: +1.45%
• Change in last 12 months: -8.19%
• Change from the highest value: -57.53%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Bansko for October 2012 is 42.47 points. The average monthly listing price of the apartments in the biggest ski resort in Bulgaria is 544 Euro/sq.m.
