BULGARIAN PROPERTIES Price Indices (BPI) – July 2014

In most of the locations we measure the property prices have gravitated around the same levels during the year and this is completely in line with our earlier expectations for a stable market in Bulgaria in 2014 and little or no change in property prices.

Sofia and Sunny beach have been most demanded and prices there have remained stable, while Varna quite surprisingly has experienced the biggest improvement in property prices. They have been rising with over 10% annually over the past few months. Bansko, on the other hand, has continued to suffer and the prices there are at their lowest point ever – under 500 Euro/sq.m., having lost over 60% of their value since 2008.

BULGARIAN PROPERTIES' indexes measure apartments listing prices in 4 main locations - Sofia, Varna, Sunny Beach and Bansko in order to provide timely information about the market trends in the biggest city and vacation housing markets in Bulgaria.

The key points for each index for July 2014 are as follows:

Sofia
• Change in last month: +0.71%
• Change in last 12 months: -3.02%
• Change from the highest value: -42.39%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sofia for July 2014 is 57.61 percentage points. The average monthly listing price of the apartments in the capital is 861 Euro/sq.m.

Varna
• Change in last month: +0.87%
• Change in last 12 months: +20.75%
• Change from the highest value: -34.07%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Varna for July 2014 is 65.93 percentage points. The average monthly listing price of the apartments in the biggest coastal city in Bulgaria is 982 Euro/sq.m.

Sunny Beach
• Change in last month: -0.13%
• Change in last 12 months: -7.41%
• Change from the highest value: -36.16%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sunny Beach for July 2014 is 63.84 percentage points. The average monthly listing price of the apartments in the biggest beach resort in Bulgaria is 773 Euro/sq.m.

Bansko
• Change in last month: -0.40%
• Change in last 12 months: -6.02%
• Change from the highest value: -61.36%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Bansko for July 2014 is 38.64 percentage points – its lowest point ever. The average monthly listing price of the apartments in the biggest ski resort in Bulgaria is 494 Euro/sq.m.
