BULGARIAN PROPERTIES Price Indices (BPI) – February 2014
Our indices clearly show that the prices in Sofia have remained unchanged for over 6 months now. This makes us very confident in stating that the market in the Bulgarian capital has reached the bottom and is now recovering with higher deals volume and an increased overall market activity. The market in Varna is also picking up as it combines city and holiday properties and attracts Russian buyers. Sunny Beach is doing fine, although prices have been more hesitant lately. Bansko is firmly sticking to the bottom at the lowest price levels ever seen there and although the winter season has been quite successful so far, there is no indication of an upward price trend in the coming months.
BULGARIAN PROPERTIES' indexes measure apartments listing prices in 4 main locations - Sofia, Varna, Sunny Beach and Bansko in order to provide timely information about the market trends in the biggest city and vacation housing markets in Bulgaria.
The key points for each index for February 2014 are as follows:
Sofia
• Change in last month: +1.19%
• Change in last 12 months: +5.94%
• Change from the highest value: -42.49%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sofia for February 2014 is 57.51 percentage points. The average monthly listing price of the apartments in the capital in February was 860 Euro/sq.m.
Varna
• Change in last month: -1.34%
• Change in last 12 months: +3.99%
• Change from the highest value: -37.22%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Varna for February 2014 is 62.78 percentage points. The average monthly listing price of the apartments in the biggest coastal city in Bulgaria is 935 Euro/sq.m.
Sunny Beach
• Change in last month: +2.62%
• Change in last 12 months: -5.19%
• Change from the highest value: -39.19%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sunny Beach for February 2014 is 60.81 percentage points. The average monthly listing price of the apartments in the biggest beach resort in Bulgaria is 737 Euro/sq.m.
Bansko
• Change in last month: -2.30%
• Change in last 12 months: -10.75%
• Change from the highest value: -58.11%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Bansko for February 2014 is 41.89 percentage points. The average monthly listing price of the apartments in the biggest ski resort in Bulgaria is 536 Euro/sq.m.
