BULGARIAN PROPERTIES Price Indices (BPI) – December 2014

A full year of market stability has already passed for the property market in Sofia and this reconfirms that the market is in a new stage of development. Some small positive listing price changes together with an increased number of deals and an increase in prices of real deals support the overall market recovery in the Bulgarian capital and propose a brighter market outlook for 2015.

Varna is the other city with positive results in 2014 with an increase of demand and positive price changes. If we add data about the other big cities, we will see that the markets everywhere had a good year and 2014 turned into the most successful year for the big cities in Bulgaria – Sofia, Plovdiv, Varna, Burgas.

Unfortunately, the same cannot be said about the vacation markets. Sunny Beach suffered from the withdrawal of the Russians which was especially evident in the last quarter. This put an end to a 2-year recovery cycle for the Sunny Beach market which was the first market to start coming out of the crisis. However, the annual results for the resort are not so bad – the prices remain generally stable.

Bansko keeps on crawling on the bottom but the good news is that the price changes are now below 5% and we may expect more deals during the already very active winter season. We have witnessed a gradual return of British buyers because Bansko now offers the best property prices in Europe!

BULGARIAN PROPERTIES' indexes measure apartments listing prices in 4 main locations - Sofia, Varna, Sunny Beach and Bansko in order to provide timely information about the market trends in the biggest city and vacation housing markets in Bulgaria.

The key points for each index for December 2014 are as follows:

Sofia
• Change in last month: +2.54%
• Change in last 12 months: +3.15%
• Change from the highest value: -41.58%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sofia for December 2014 is 58.42 percentage points. The average monthly listing price of the apartments in the capital is 873 Euro/sq.m.

Varna
• Change in last month: +5.56%
• Change in last 12 months: +5.94%
• Change from the highest value: -35.27%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Varna for December 2014 is 64.73 percentage points. The average monthly listing price of the apartments in the biggest coastal city in Bulgaria is 964 Euro/sq.m.

Sunny Beach
• Change in last month: -1.54%
• Change in last 12 months: -3.53%
• Change from the highest value: -39.29%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sunny Beach for December 2014 is 60.71 percentage points. The average monthly listing price of the apartments in the biggest beach resort in Bulgaria is 735 Euro/sq.m.

Bansko
• Change in last month: -2.08%
• Change in last 12 months: -1.32%
• Change from the highest value: -59.95%

The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Bansko for December 2014 is 40.05 percentage points. The average monthly listing price of the apartments in the biggest ski resort in Bulgaria is 513 Euro/sq.m.
