BULGARIAN PROPERTIES Price Indices (BPI) – April 2013
April is characterized with an increased market activity resulting in monthly increases of the average listing prices in all major locations included in our indeces. We now see Sofia and Varna markets regaining their strength and optimism that prevailed in the beginning of the year and returning of the average listing prices to their levels from January. Sunny Beach continues its steady monthly price increase which is now supported by the starting summer season. Bansko has also joined the group of the markets with positive monthly trends after a weak start of the year. On the basis of April data we may say that for the first time we have witnessed a monthly increase in all 4 major locations and this looks quite promising for the market recovery further this year.
BULGARIAN PROPERTIES' indexes measure apartments listing prices in 4 main locations - Sofia, Varna, Sunny Beach and Bansko in order to provide timely information about the market trends in the biggest city and vacation housing markets in Bulgaria.
The key points for each index for April 2013 are as follows:
Sofia
• Change in last month: +5.85% 
• Change in last 12 months: -5.31% 
• Change from the highest value: -43.12%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sofia for April 2013 is 56.88 percentage points. The average monthly listing price of the apartments in the capital in April was 850 Euro/sq.m. The Sofia property market regained strength and returned to the dynamics and prices levels from the very strong first month of the year.
Varna
• Change in last month: +0.99%
• Change in last 12 months: +3.48%
• Change from the highest value: -41.96%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Varna for April 2013 is 58.04 percentage points. The average monthly listing price of the apartments in the second biggest city in Bulgaria is 864 Euro/sq.m.
Sunny Beach
• Change in last month: +0.61%
• Change in last 12 months: +15.68%
• Change from the highest value: -34.62%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Sunny Beach for April 2013 is 65.38 percentage points. The average monthly listing price of the apartments in the biggest beach resort in Bulgaria is 792 Euro/sq.m.
Bansko
• Change in last month: +1.76%
• Change in last 12 months: +3.02%
• Change from the highest value: -52.83%
The current BULGARIAN PROPERTIES Index value for the listing prices of apartments in Bansko for April 2013 is 47.17 percentage points. The average monthly listing price of the apartments in the biggest ski resort in Bulgaria is 604 Euro/sq.m.
