7,300 Euro is enough for studio in the ski resort of Bansko
About 7300 Euro is enough to buy a studio with an area of 20 sq.m. in the ski resort of Bansko, according to the data from real estate websites. A total of 400 listings of studios are offered for sale in Bansko, while the highest price is 48,800 Euro for a property with an area of 51 sq.m. in a gated compex.
Nearly one-third of the listings in the segment are at prices up to 15,000 Euro. Prices of one-bedroom in the Bulgaria’s biggest winter resort have decreased by 57% for the last 3 years and now prices vary from 13,000 Euro to 79,200 Euro. The depreciation in prices of two-bedroom apartments is much less for the period - only 3%. In late September listings offered for sale are in a wide range from 12,500 Euro to 120,000 Euro. The asking price of 50 one-bedroom apartments in the winter resort is up to 25,000 Euro, according to statistics.
According to Polina Stoykova, Chief Operations Manager of BULGARIAN PROPERTIES, there has been a revival in the Bulgaria’s ski resorts in summer, while not only Russians was interested in ski properties, but Bulgarians also. "However, prices in Bansko continue their downward, because the available demand is not enough to help the market to recover," she said, adding that the supply remains high.

The highest prices of ski properties are in Borovets. There are twenty offers of studios there and prices vary from 19,740 Euro to almost 74,000 Euro. The average prices of one-bedroom apartments in Borovets have declined by over 20% for the last three years. Twenty five properties at prices between 25,144 Euro and 78,000 Euro are waiting for buyers there. The highest price is for fully furnished apartment of 83 sq.m. on the first floor. Several two-bedroom apartments in the winter resort are sold at prices between 50,000 Euro and 202,300 Euro. The most expensive property located in a new complex comes with a maintenance fee of is 9.60 Euro per sq.m. per year.
For the past 3 years a smaller decline in prices was in Pamporovo, show statistics. The prices of one-bedroom apartment in the largest ski resort in the Rhodope mountains have fallen by 15% and prices of two-bedroom apartments have decreased by over 20% for the last three years. The lowest price announced there is 13,700 Euro now and it refers to a property with a fireplace on the first floor with an area of 34 sq.m. The most expensive property is sold at a price of 50,000 Euro. Its owners are ready to change it to a store in Haskovo or a plot on the first line of the road for Kardzhali. One-bedroom apartments in Pamporovo are offered at prices from 22,400 Euro to 76,700 Euro. The highest price is asked for a fully furnished apartment close to the Gondola lift. Two-bedroom apartments in Pamporovo are offered at prices from 37,300 Euro to 58,800 Euro. A total of 73 vacation homes are sold in the Rhodope resort.
In Borovets there are fifty offers of studios, one-bedroom and two-bedroom apartments, but in Bansko there are over 750 listings or 15 times more.
