Bansko Chalets is a brand new private holiday village situated in a pleasant area combining pine forests and a river nearby with stunning views to the Pirin mountain. Easy access all year round from the main road. Built on a plot of 9000 sq.m. approx. 7 km away from the most modern and popular winter resort of Bansko. The new development will comprise 14 comfortable 2-storey chalets with an appealing design and pleasant interior, a solid construction of bricks and concrete framing with effective thermal insulation.
Each chalet offfers flexible accommodation consistng of an open-plan fitted kitchen with dining area and spacious living room on the ground floor, 2 bedrooms on the top floor, (1 double bed and two sets of twin beds), balcony, wc for guests, separate bathroom and WC on top floor. Additionally, there will be cable television with 50 international channels incl. Eurosport, MTV, BBC, etc., fast Internet connection and alarm system.
Each chalet has a fireplace, heating system with radiators, fitted kitchen together with all cupboards and appliances, tiled, and all natural wooden floorings of pine (finest quality) - all these included in the asking price. Buyers can also have a sauna (Finnish type) installed in their chalet for an extra 4000 Euros. Three types of furniture packs will be offered to the buyers, price of all furnitre, appliances, and all necessary items will be approx. 7000-8000 Euros.

Very suitable for large families and friends, these appealing chalets are perfect for renting out to holidaymakers. They are expected to bring good rental income of approx. 600 Euro/per week during the winter season and approx. 400 Euro/week during the summer season.

It includes full property management, cleaning and maintenance service, transfers for the guests of the chalet from the airport, lift passes and ski/snowboard services at discount for all buyers using our services. The chalets will be also advertised in www.BulgarianChalets.com (under construction) and www.BanskoChalets.com (under construction).
The holiday village will have a number of useful amenities such as bar, restaurant, reception desk, shop, volleyball/basketball playground, gym, own ski bus, etc. It will be completed for the start of the next winter season 2005/2006.
The holiday village and all chalets will be managed and maintained by our sister company Property Management BG Ltd. A yearly maintenance fee of 600 Euros (without VAT) for the small chalets and 800 Euros (without VAT) for the big chalets will be charged to cover the upkeep of the common parts of the village, security guards, the ventilation of the properties while not occupied and cleaning the internal alleys of snow during the winter. These fees will also cover the necessary paperwork and the organisation (not the amounts!) of payment of all bills and annual local tax.

Owners who want to rent their chalets to skiers and tourists will be offered our rental services. The highly professional team of Property Management BG will source the reservations, advertise the chalets, organise the cleaning and maintenance. Guests will be met at Sofia Airport and transportation will be provided by a luxury company bus.
For full property management and rental of the chalets we charge 20% of the total rental income.
Regular monthly reports will be prepared and available for the chalet owners who will be able to log into our reservation system and to track the past, current and future reservations, availability and occupation, income, expenses, etc.
TWO CHALET DESIGNS ARE AVAILABLE
1) Small chalet: living area of 91 sq.m. and garden of 200 sq.m., price of 125,000 Euros (Price is inclusive of VAT).
Comprises open plan kitchenette, dining area, living room, fireplace, sauna (additional charge) or storage, wc for guests on the ground floor and 2 bedrooms, shower and WC, balcony on the top floor. Internal staircase.
2) Big chalet: living area of 129 sq.m. and garden of 300 sq.m., price 160,000 Euros (Price is inclusive of VAT).
Comprises on the ground floor of vestibule, open plan kitchen, breakfast bar, fireplace, living room, dining room, wc for guests, sauna (additional cost) or storage room. On the top floor there are three bedrooms, shower and WC and a balcony.
Bulgarian Properties charge agents commission of 4 % of the asking price. This will also cover the work of our solicitor and team of lawyers who will perform all necessary checks and paperwork.
PAYMENT PLAN:
There are 2 optional payment plans:
OPTION 1
- 40% in March 2005 when the construction will start.
- 50% of the price when shell stage is reached (Aug 2005)
- 10% when transferring the ownership in November 2005
OPTION 2: BUYERS CHOOSING THIS OPTION WILL GET A DISCOUNT OF 10% ON THE PRICE QUOTED
- 80 % of the price when reserving your chalet and signing of preliminary contract.
- 10 % at shell stage (Aug 2005)
- 10 % when transferring the ownership in November 2005
