Kosharitsa: an alley will connect the holiday village to Sunny Beach

Sunny Beach is still considered to be the pearl of the Black Sea Coast - in spite of the never ending rumors about it! One thing is known for sure - during the summer, the resort transforms itself into a lively city, packed with holiday makers from all over the world.

If this doesn’t appeal, and you prefer a quieter holiday, but don’t fancy roughing it in the middle of no where, why not visit the tranquil area of Kosharitsa, which is only a few minutes drive from Sunny Beach.

As from next year, visitors will be able to cycle the short distance from Kosharitsa to Sunny beach via a newly built cycle path, paid for by the Nessebar Municipality. It’s only 6km, and should be a 10 or 15 minute ride.

Regardless of the fact that the village is not on the seacoast, it is a preferred destination for businessmen and politicians. Among the most famous owners of villas in the site are the mayor of Nessebar, Nikolai Trifonov and the head of Bourgas district, Ivan Vitanov.

Kosharitsa is situated at the foot of the Eastern Balkan Mountain Range and is surrounded by a forest, which makes it a favourite place for a peaceful holiday. The most popular spot at the moment is Cholakova cheshma- the villa zone of Kosharitsa. Several luxurious houses have already been finished there.

A square meter land in Cholakova cheshma is over 50- 60 euro. Just two years ago the price was hardly 6-8 BGN. “A lot of people sold their inherited lands and made big houses in the village”, said the mayor. Still there are plots for sale in the site.
Apart from the huge villas owned by Bulgarian people, the village is also famous for the foreign interest towards it. At the moment there about 15 old houses for sale and two English families have lived here for four years.

Among the bigger projects in Kosharitsa is the construction of a golf course in Kalinata. Representatives of European companies paid numerous visits to the area, in search of the perfect spot.

Besides its new found fame as a holiday destination, Kosharitsa is famous in Bulgaria for its stories of buried treasure, indeed, the mayor (himself a dedicated treasure seeker) tells the story of a pot full of gold coins being discovered by a local man.

The local population is about 1,030, but during the summer, it swells to twice that. The local people are also very proud of the newly built church “St. Ivan Rilski”, paid for by local businessmen. Among them is the hotelier and head of the municipal council Dimitar Yankov who was actually born in Kosharitsa.

The access

Kosharitsa is situated at the foot of Eastern Balkan Mountain Range. It is 6 kilometers away from Sunny beach and 14-15 km from the town of Nessebar. The city of Bourgas is 44 kilometers away. The beach in Sunny Beach is five minutes by car. There is also regular public transport.

Services

There are several food shops, a pharmacy and two health centers. A doctor and two doctor’s assistants are working there. There is also a dentist.
Local people have built a fitness center with their own funds. There is also working stadium with dressing room.

Geographic factor

The Kalinata site is a part of village, managed as forestry. It is over 100 decares and in the past was used as a hunting area for partridges and pheasant. Several types of real herbs can be found there. According to the mayor it is perfect place for development of rural tourism.

Safety

Nessebar police department looks after the security of the village. The village is calm and there are few registered crimes.

Price dynamic

The prices of the land in Kosharica are rapidly growing. The demand is huge.
