Investitii imobiliare in Bulgaria de 310 mil. euro

Investitorii individuali si companiile cu capital strain din Bulgaria au cumparat, in primul trimestru al acestui an, active imobiliare in valoare de 310 milioane de euro, potrivit datelor centralizate de Banca Nationala a vecinilor de la sud de Dunare (BNB), transmite agentia bulgara Novinite.

Aceasta cifra reprezinta o majorare cu 65%, din punct de vedere valoric, a investitiilor financiare in real estate, comparativ cu acelasi interval al anului trecut, cand strainii au investit 190 milioane de euro pe aceasta piata. Potrivit BNB, piata de real estate din Bulgaria acumuleaza circa 40% din totalul investitiilor straine directe, in perioada mentionata.

Tara vecina a atras majoritatea proiectelor datorita climei mai blande, cele mai multe investitii indreptandu-se catre litoralul Marii Negre si statiunile de iarna, insa a contat foarte mult si pretul relativ redus al proprietatilor, chiar daca acesta a fost in continua crestere in ultimul an. La nivelul intregului an 2006, investitiile straine in imobiliare a atins un nivel de 1,13 miliarde de euro in Bulgaria si, potrivit sursei citate, se pare ca in acest an strainii ar putea cheltui mult mai mult decat atat.

“Dinamica pietei pare aceeasi in acest an, insa se simte o aglomerare in ce priveste sursa investitiilor. Anul trecut predominau englezii, acum tot mai multi investitori din Est se indreapta catre Bulgaria, vin din Rusia, Polonia, chiar si Romania. In plus, odata cu preturile, creste si valoarea investitiilor, insa sunt multi care deja isi dezvolta afaceri aici”, a declarat pentru Business Standard Polina Stoykova, director executiv al Bulgarian Properties, companie cu peste 21.000 de proprietati de vanzare pe piata locala.

Britanicii raman cu 16,4% din total, cei mai mari investitori straini pe acest domeniu fiind cei mai activi cumparatori de case de vacanta din Bulgaria. Luxemburg si Statele Unite se claseaza pe locurile urmatoare, cu 11,3% si, respectiv, 9,2% din banii cheltuiti. Grecii detin 7% din totalul acestor investitii, fiind urmati indeaproape de Irlanda, Ungaria si Spania, care detin, fiecare, cote de peste cinci procente din piata.
