QUESTIONS AND ANSWERS

Q: Which apartments have a sea view?
A: Apartments No. 15, 16, 8, 7, 14, 13, 6, 5, 23 and 24.

Q: Exact Location to beach and general location, ie. north/south of Sunny Beach?
A: Blue sky is located 3 km north from the centre of Sunny Beach (hotel Kuban). Just in the beggining of Sveti Vlas. 100 meters (1 minute walking) from the sandy beach of Sveti Vlas and near hotel Sineva.

Q: Is a fitted kitchen included in the price?
A: No, kitchen furniture is not included in the asking price and no other furniture or electric appliances are included in the asking price. However Bulgarian Properties Ltd. are able to fully furnish and fit kitchens on request.

Q: Management costs, ie. to rent it out and maintainance costs?
A: Bulgarian Properties Ltd. will advertise and rent out apartments and houses at this development. Also we will provide full property management and maintenance, cleaning, payment of bills, etc. We will run reservations and meet customers at airport/train station, etc. For these we charge 20% of the profit generated by an apartment/house. The profit is formed as the total amount of the income minus the total amount of expenses (bills, cleaning lady, cable TV, repairs (if any), transport costs for meeting customers, etc.). We expect that during the summer months 1 May-30 Sep the owners will be able to get return of about 700 Euros per month for studios, 1000 Euros per month for the 1-bed apartments and about 1200 Euros per month for the 2-bed apartments - these are the amounts going into owner's pocket.

Q: Cost of furnishing?
A: We have estimated that to furnish a studio with all necessary to rent it out will cost about 8000 Euros, 1-bedroom apartment about 10,000 Euros and 2-bedroomed apartments about 12,000 Euros.

Q: Holding deposit?
A: Any apartment of Blue Sky can be reserved immediately for 4 weeks with 900 Euros deposit by Western Union. After 4 weeks the 30% deposit is required to be paid by bank account of the developing company and the preliminary contract to be signed.

Q: What is located around the complex?
A: Left of the complex is located the luxury hotel Sineva Park, with swimming pools, bars, etc. In front of the complex has started the building of another luxury hotel Sineva beach, again with swimming pools and other facilities. Genarally the area around the complex is occupied by nice hotels, shops, restaurants, bars, etc.

Q: What will be the total cost of the purchase?
A: To the purchasing price should be added:
- 3% of the price: our agents commission
- Transfer costs, notary fees, etc.: around 400 Euros for the apartments and around 800-1000 Euros for the houses
Once again, please note that furniture is not included in the asking price. We can fully assist on request with furnishing.

Q: Will there be a furniture pack I can buy and how much will it cost?
A: Yes, we will provide few furniture pack options. Please see above Q&A for approximate prices.

Q: How do I go about reserving the apartment and what's involved with the buying process?
A: You can reserve any apartment by sending 900 Euros by Western Union. If you are not familiar with this kind of payment, please ask your local bank. It is a very easy way of sending money worldwide. With 900 Euros the apartment can be reserved for 4 weeks and then the 30% payment (first instalment) has to be paid to the bank account of the developing company. At the same time the preliminary contract will be sent to you my ordinary mail to be signed by you and returned to the developing company
