Premium Spa is situated in the spa resort of Velingrad, in a picturesque valley close to a brook and a pine forest, and is one of the most prestigious venues for entertainment, relaxation, healing procedures, as well as conferences and events outside the capital, Sofia. Constructed by a reputable developer, Premium Spa is a complex that aims to provide the recreational visitor or the event organizer with some of the best facilities available for a peaceful and pleasant stay. The luxury holiday complex is constructed in an alpine architectural style with a façade of natural materials. It is divided into six connected sections and features 156 apartments of various sizes and layouts, including studios, one and two bedroom apartments, as well as VIP suites with private sauna, Jacuzzi, fitness and fireplace. ::The Restaurant::
Premium Spa Velingrad has a separate, three-storey building featuring a night club on the underground level; a restaurant and kitchen zone on the ground level plus a second restaurant and a terrace on the second floor. The restaurants will offer exquisite and healthy delicacies ranging from local to international, plus cool drinks and fine wines.
In the complex there will also be a café with chaise lounge area, serving drinks and snacks, and another café close to the Vichy shower area.

The Wellness Centre of Premium Spa Complex features various relax zones and facilities including:
• Turkish Bath with Hammam Massage and a steam bath
The Turkish Bath comprises of three premises with temperature of 50°С, 40°С and cooling effect wash basins. The ritual of the Turkish Bath includes consecutive procedures of heating and cooling of the body plus massages, peeling of the body and treatments with healing mud, honey or cosmetic chocolate. The procedure is stimulating the metabolism, the muscles and the hypodermic tissue.
• Relax Zone
These are two special premises in the complex for active relaxation, where the visitor can enjoy the peacefulness. These premises are equipped with fireplaces, special chaise lounges, telephone connection to the lobby bar for ordering cocktails or juice.
• Bath-tubes for the feet
This is a contract therapy with alternation of hot and cold water in several shallow tubs, which strengthens the immune system and improves the irrigation of the limbs.
• Russian Bath
In a spacious room, furnished in a traditional Russian style has been created an atmosphere for relaxation. It comprises of a classic sauna with special birch and oak brooms, wooden cask for cooling, shower and wooden table where are served borsch, caviar, pelmens, as well as vodka, water, tea and jam.
• Massage rooms
In each of the massage rooms are offered various therapeutic massages including aromatherapy, Aurveda massage, hot stone massages, Roman massages, wrapping of the body, Shantala massage, lymph massage, peeling, floatation, Shiatsu.
• Finnish Sauna
Wooden sauna of thermally insulated panels of white pine tree, with electric heating of 80 - 100°С and cold water with short breaks between the procedures for improvement of the immune system and the blood circulation. The dry sauna has positive effect for the skin.
• Aroma Sauna
This is a wooden aroma sauna with electric heating of 85 - 100°С, offering unique combination of steam and aroma, which increase the effect of the ordinary dry sauna. The aroma sauna is based on the therapeutic effect of the aromas and especially lavender, over the entire body.
• Laconium
In this premise with ceramic design the temperature reaches 55°С, aiming to heat the body to the maximum and thus to provoke intensive sweating and to chase the stress and the tiredness away. The Laconium is suitable for the people who can not stand the high temperature of the Finnish sauna.
• Shock showers and ice
This is a shock therapy based on rubbing of the body with ice cubs or pouring over the body with cold water. This therapy is good for stimulation of the blood circulation and the skin elasticity. This therapy is very useful after a steam bath or a sauna.
• Aroma Steam Bath
This is a healing combination of steam bath and ether oils. The steam bath is heated to 40°С to 55°C of the air temperature and 80-100 % humidity. This therapy is good for the lungs and the respiratory system, especially if lavender and eucalyptus are used.
• Vichy Shower
This is a therapy with strong water spouts set on different height and focused on various parts of the body, acting as refreshing massage. The temperature of the water goes from hot to cold and vice versa. The therapy stimulates the blood circulation and relaxes the body. It is very good for slimming procedures.
• VIP apartment with Japanese Bath Furo
This VIP apartment is equipped with an oval and deep bathtub with hot water of 60°C suitable for the traditional Japanese massage ‘Vatsu’ done underwater and exotic massage that comes after it ‘lomi-lomi’. These massages are done by two therapists and aim to stimulate the blood circulation and the lymph system.
• VIP apartment in Neo-baroque style Spa Neo
This VIP apartment offers full relaxation of the body and the soul. It presents hydro- and pearl massages, aroma massages and music therapy. The ritual starts with special peeling of the body, synchronic massage with hydrating oil, fruit salad for two, refreshing procedure for the body and the face and romantic Jacuzzi for two with a bottle of champagne.

There are a large number of reasons for taking a holiday in the mountains and close to thermal springs. Enjoying stunning views, boosting your health and taking in fresh air are only some of them.
Velingard is a spa & wellness resort situated just 130 km southeast of Sofia and just 50 km away from the town of Pazardjik. It is set at 745 m above the sea level, on the left bank of Chepinska River and is surrounded by pine trees.
Thanks to the natural resources of 80 hot springs and the healing property of the water, Velingrad has become one of the biggest spa centres in Bulgaria. The mineral waters of Velingrad are azote, sodium, fluor with no constant anion components and minerals as well as great variety of rare elements; with increased levels of saltiness, temperature, sulfates, sodium, fluor. Investigations show that these elements have a positive effect on the human organism, curing infections over the whole body – muscle tissues, bone fractures, gynecological problems, nerve system, kidney diseases, stomach aches, hypothermia, respiratory problems.
Indications for medical treatment and prophylactic:
• conditions of the respiratory tract: chronic bronchitis, bronchial asthma, allergic rhinitis;
• disturbances of the locomotory system: degenerative diseases of the joints, gout, periarthritis, tendinitis, bursitis;

Kleptuza is the biggest karst spring in Bulgaria, and is also a symbol of Velingrad town. Guests of the resort could also visit the radon bath with healing pools; the sulphur springs Topolata, the old water mill and the oldest church in town – "St. Trinity".

Our experience shows that most of our foreign buyers here will be interested in renting their apartments, therefore full property management and rental services will be provided by our partners from the leading management and letting company PropertyManagement.BG. This company is already managing and letting successfully many residential buildings, single apartments, gated complexes, holiday villas in the big cities and all tourist regions of Bulgaria. It is typical that apart from the property letting, this company also provides a full range of additional services both to the property owners and the tenants.
Premium Spa is planned to function as a luxury holiday venue with well designed apartments and various useful services and amenities. Additionally PropertyManagement.BG offer management service, representation of the owner and taking full care of the apartment. These services are suitable for owners who are not residing permanently in Bulgaria and are not able to look after their property personally. Maintenance of the complex (compulsory):
PropertyManagement.BG will offer complete maintenance of the building. The annual maintenance charge is … Euro/sq.m. on the property owned, VAT excluded, and will cover the maintenance and upkeep of the complex, bills for water and electricity for the communal areas (corridors at the block). This charge is compulsory for all owners of properties at Premium Spa.
Reservation of Apartment & Agency Commission
Any apartment in the Premium Spa can be reserved immediately with a non-refundable deposit of 5 % of the purchase price paid into the developer’s bank account by credit card or bank transfer. The reservation deposit will hold the property for maximum 28 days when the preliminary contract will be signed and the first installment shall be paid.

Payment Plan
• 5 % reservation deposit, non-refundable.
• 35 % first installment when signing the preliminary contract some 28 days after the deposit is paid
• 30 % second installment in 6 months time after the preliminary contract was signed
• 20 % third installment in 12 months time after the preliminary contract was signed
• 10 % fourth installment when the whole building is fully completed (on Act 15) and the ownership of the property is transferred to the owner

PRICES, SIZES, AVAILABILITY (constantly updated and valid!)
Prices are final, inclusive of VAT, with the full value declared in the Title deeds. On top of this price you will also need to pay the Notary fees, stamp duty and local tax (approx. 4 - 6% of the purchase price).
Every owner of property in Bulgaria pays an annual real estate tax and local communal tax the amount of which depends on the size of the property.
